What changed for buyers
Under the rules in effect since August 2024, an agent has to have a signed written agreement with you before touring a home — in person or on a live video walkthrough. That agreement must state the agent's compensation as a specific, ascertainable amount. It cannot say “whatever the seller is offering.”
While the intention is an improvement in transparency, it means the first document a buyer sees is now a bill with their name on it.
Most agents handle this by explaining that the seller usually covers it. This is true — but I'm willing to take it a step further and guarantee in writing that I will cover any shortfall in what the seller pays.

Fair questions
No. That's the entire point of the offer, and it's the paragraph to read twice. Whatever the seller or listing broker pays is credited against my stated rate, and I waive the entire remainder in writing — including if they pay nothing. There is no clause that turns it back into your problem.
No, and the offer isn't conditioned on it in any way. Pick your own inspector — I'll cover it. I'm happy to recommend people I trust if you ask, but nothing about this offer depends on you using them.
I cover up to $1,500 of your general home inspection for the property you go into contract on. Specialty inspections — sewer, roof, pool, chimney, geological — are separate. You'll know the number before anything is booked.
Yes. We'll agree on a term and a cancellation right in the buyer representation agreement before you sign it, and I'll point that paragraph out.
No. Nothing about the service is reduced — Same showings, same disclosure review, same negotiation, same person answering the phone. What's removed is the risk of any new cost you might carry as a buyer. I'd rather remove that concern so you can focus on the home.
