    Before any numbers. I want to see what a buyer will see, hear what you need this sale to accomplish, and tell you honestly what I would change and what I would leave alone.

    Pricing, with the reasoning attached
    Real comparable sales, the homes you will actually be competing against, and what is selling versus what is sitting. You get a recommended price and the logic behind it — not a number designed to win your listing and get reduced in three weeks.

    Prep and production
    Repairs, paint, cleaning, landscaping and staging get scheduled and supervised. Then the full media shoot. Nothing goes live until the package is finished, because the first two weeks are the only two weeks you get at full attention.

    MLS, portals, property site, social, print, agent outreach and the first weekend of showings all planned in advance and released together.

Questions

The parts people ask about.

What exactly does “20% off the listing fee” mean?
My listing-side commission rate is reduced by twenty percent for the rest of 2026. If my rate would normally be 2.5% on the listing side, it becomes 2%. The exact numbers for your home go into the written agreement before you sign, so there is nothing to interpret later.
Does a lower fee mean less marketing?
No. The package above is what I run on every listing I take, at my expense, and it does not change with the fee or the price point. The discount comes out of what I earn, not out of what your home gets.
What about compensation to the buyer’s agent?
That is separate from my fee, it is negotiable, and it is your decision. I will walk you through what is happening in our market right now, what buyers are asking for, and what each choice is likely to cost or save you — and whatever you decide is disclosed in writing.
How does cancelling actually work?
You tell me, in writing, that you want out. I release the listing. There is no cancellation fee and no reimbursement claim for the marketing I produced — that was my investment, not a loan against your equity.
I am already in a listing agreement with someone else. Can I switch?
Not while it is active, and I would not ask you to. Call me when it expires, or have a conversation with your current agent first. I am happy to be the second call.
How long is the promotion good for?
Listing agreements signed on or before December 31, 2026. The closing can happen in 2027 — it is the signing date that counts.
What if my home needs work before it can be shown?
Then we start there. I will walk it with you, tell you which items will return more than they cost and which ones will not, and bring in the vendors. Not every home needs work, and I am not going to invent a punch list to look busy.
