  • Local Agent with a strong 19-year track record personally showing your home.
  • Complete marketing package to make your home shine, with maximum exposure, at all price points.
  • A proven pricing and launch strategy, with real reasoning.
  • Every document, showing appointment, relevant contacts organized in a transaction timeline — in one place and synced directly to your calendar.
  • Cancel anytime if I don’t deliver.

No obligation. Tell me about the home and I’ll send you the actual numbers for your sale, in writing.

You are not paying for a few photos online and a sign in the yard.

You are paying for a marketing package that will show your home in its best possible light and expose it to the right audience.

I personally show the home and get direct feedback from buyers. I can see the difference between a buyer who likes a home, and a buyer who loves it — and will do whatever it takes to get it. This insight can really help in negotiations before and during escrow and this direct interaction is exactly what “discount agents” skip.

Home selling

Made simple.

Every home gets a tailored plan built on a standout presentation and maximum exposure to qualified buyers. Because my media and marketing team are almost fully in-house, I can deliver a faster turn around while cutting out costly vendors so I pass the savings on to you.

I can help you get market-ready, with minor repairs and prep work handled for you. And if a traditional sale isn’t right for your situation, I have cash investors who can close often in just a few days (if the numbers make sense).

Throughout the process, you can expect honest advice, clear updates, disciplined negotiations, and a calm, organized process from the first call through beyond closing.

I am here for you

A plan built around your home.

My team and I develop a customized marketing plan designed to attract the right buyers and maximize the value of your property.

We use a variety of proven marketing strategies to make sure your property receives maximum exposure to potential buyers with maximum perceived value. From online listing portals to social media advertising, we leverage the latest technology to help you reach a wide audience and generate real interest in your home.

The offer

Major Commission Savings+ The Complete Marketing Package

What you are gettingIn writing, before you sign
1You keep more of your sale.My listing-side fee is significantly reduced on any agreement signed in 2026, and the exact number for your home goes into writing before you sign. Even if you plan to sell in the spring, it’s not too early to meet. Sign before 2027 and you’re locked in.
2The marketing costs you nothing.Daylight, Twilight & Aerial Photography, Video, Matterport 3D Tour, Floor Plan Renderings, Printed Brochures and the Online Rollout are produced at my expense. There is no marketing budget to approve and no invoice at closing.
3The strategies are proven. You get the pricing analysis, the launch calendar and the list of what I recommend doing to the home before we go live — with the reasoning attached and resources to get it done. Ultimately, you decide what makes sense for you.
4You can cancel at any time.If I don’t deliver everything I promise, or you are not satisfied for any reason, you can cancel the agreement. No fee, no penalty.
5Nothing else gets quietly added back.I don’t charge a transaction fee, compliance fee, document or admin fee on my side of your closing statement. My commission is very straightforward. Any compensation offered to a buyer’s broker is separate, negotiable and proposed to you in writing with offers. I can produce a sample net sheet if you want to see all the numbers.
What sellers are often asked to cover — and what you pay
Transaction Coordinator Fee$350–500 $0
Admin Fee$300–400 $0
Listing-side fee2.5%Significantly reduced
Your out-of-pocket for marketing$0

Ranges shown are typical for this market and are illustrative, not a quote. Escrow, title, county and any third-party costs remain yours — I am covering my side of the ledger, not the whole transaction.

Why I can do this. Nearly all of my marketing is produced in house, meaning a quicker turn around time, a more complete marketing package and less upfront cost on my end. A listing that is priced correctly and marketed completely sells faster and closer to its ceiling. That is a better outcome for you and a shorter, cleaner file for me — which is exactly what makes a lower fee affordable on my end. Call or send the form below and I’ll show you the math on your home.

The marketing package

Everything your home gets. Every time.

This is not a menu and it is not tiered by price point. It is the package I run on every listing, produced before we go live, so the home hits the market at full strength on day one.

01Professional photographyInterior, exterior and twilights shot to give an elevated first impression, hand corrected for both web and print resolution.
02Cinematic video tourAn eye catching walkthrough film of the home and the setting, cut for the portals and for social, where buyers meet your house for the first time.
03Matterport 3D walkthroughA full dollhouse and room-by-room tour, so out-of-area and relocating buyers can visit (or re-visit) online.
04Measured floor plansRoom dimensions and flow on one page. It answers the question that stops buyers from clicking, and it cuts down on wasted showings and cancelled escrows.
05Aerial imageryDrone photography and video where the location permits — lot lines, views, proximity to open space, trails and schools.
06A property websiteYour home gets its own page and its own link, with all of the media in one place — easy to text, easy to forward, no competing listings on the page.
07Full syndicationThe CRMLS feed plus Zillow, Realtor.com, Redfin, remax.com and 1000s of others across the wider portal network.
08Targeted social & paid promotionLaunch, open house and price-event campaigns aimed at the buyers and the agents who work this market.
09Agent & database outreachDirect email and calls to my past clients, my sphere, and the agents who have sold in your neighborhood in the last twelve months.
10Professional printBrochures for the house, and just-listed cards for the neighborhood, including QR code linking to the dedicated landing page.
11Showings and Open HousesShowings are done personally, by appointment and are grouped for your convenience and to demonstrate competition among buyers. Open houses are advertised and are hosted by me.
12Staging consult & vendor coordinationA walkthrough with specific, prioritized recommendations, plus the painters, handymen, cleaners, landscapers and stagers I have used for years — scheduled and met at the house by me.

How I work

A process, not a personality.

  1. 01
    We walk the house together
Before any numbers. I want to see what a buyer will see, hear what you need this sale to accomplish, and tell you honestly what I would change and what I would leave alone.
  2. 02
    Pricing, with the reasoning attached
Real comparable sales, the homes you will actually be competing against, and what is selling versus what is sitting. You get a recommended price and the logic behind it — not a number designed to win your listing and get reduced in three weeks.
  3. 03
    Prep and production
Repairs, paint, cleaning, landscaping and staging get scheduled (as needed) and supervised. Then the full media shoot. Nothing goes live until the package is finished, because the first two weeks are the only two weeks you get at full attention.
  4. 04
    A coordinated launch
MLS, portals, property site, social, print, agent outreach and the first weekend of showings all planned in advance and released together.
  5. 05
    Feedback you actually receive
Every showing gets followed up with a phone call. To the other agent or buyer, then to you — what we heard, what the response looks like, and what I recommend doing about it. Including when the recommendation is to do nothing.
  6. 06
Negotiation on terms, not just price
Financing strength, contingency periods, rent-backs and repair requests all move your net as much as the headline number does. I negotiate the whole offer, and work to present you with the best terms and price.
  7. 07
    Escrow to close
Deadlines tracked, vendors scheduled, disclosures completed, all in one convenient place and one point of contact the entire time: me.

The folio

One place where the whole sale lives.

Every listing I take gets an organized folio — disclosure timelines, inspections, showing feedback, offers, counters and the closing package, all filed in one place and shared with you.

It sounds unglamorous but it’s a bigger deal than it might seem. Having answers available at your fingertips and in your calendar helps deals stick. When a buyer’s agent asks for a roof repair receipt at nine on a Friday night, the answer takes ninety seconds instead of a week of hunting — and you are never the one hunting.

  • Disclosures prepared early, not scrambling to get done before they are due.
  • Every report and receipt scanned, labeled and filed as it arrives.
  • A running showing log with feedback attached to each visit.
  • Offers reviewed side by side, compared on net proceeds, timeline and risk, not just price.
  • Deadlines tracked so no contingency quietly passes.
  • The complete file handed to you at closing, for your records and your accountant.

He tends to go above and beyond the normal duties of a realtor. Gary is a humble, honest realtor who can guide you through your home purchase or sale. It’s very helpful in my opinion to have a realtor like Gary who you can talk with and know that he will be responsive to all your questions and needs. My entire family appreciates his work very much! Results & reviews

In my clients’ own words.

Nineteen years working the Conejo Valley full time, and a business that runs almost entirely on referrals and repeat clients.

“Gary was very knowledgeable and professional. We live out of town and had to sell my mother’s condo. Since we couldn’t always be there to let in painters or movers, Gary made himself available to take care of these things. We interviewed a few other realtors and just felt like we were just another client. Gary and Lisa took the time to get to know our situation and seemed to actually care about helping us and selling our condo. Gary knew the market in the area we were selling and helped us make the best decisions on price and marketing. I highly recommend Gary and Lisa Jacobs.”

Susie K. · Los Angeles

“We brought Gary and Lisa in early to determine what was needed to get the house ready for top dollar in the area we were in. We had already remodeled the interior. He made recommendations, put us in contact with contractors, and we ended up selling for full price on the first day. Actually, more than full price... We then needed to move quickly and he was able to get us into a wonderful house quickly. If you’re looking for results give them a call. And... get ready to move quickly ;)”

Joe M. · Moorpark

“Had a great experience with Gary as our agent selling our home in Westlake Village. His marketing materials from photos to videos to 3D views were top notch and his audience targeting was spot on. He was tireless with open houses and always gave us good advise on topics ranging from staging to pricing. Highly recommended.”

Bill V. · Westlake Village

“Wish I could add more stars!!! Gary is down to earth and so professional. Went right to work on the sale. His pictures of the property were so artistic I couldn’t believe how great my house looked. The house was ready and listed and SOLD IN A WEEK. Enough sad? Uh NO. HOUSE SOLD FOR 135k OVER ASKING!!! He and is wife Lisa are the perfect team. Call them first and your search is ended. Thanks again”

Frequently asked

Questions

How much will I actually save?
It depends on your home and your price point, so I don’t publish one number. Send me the address and I’ll put the exact fee, the marketing package and the cancellation language in writing, usually the same day. No listing presentation required to read it.
Does a lower fee mean less marketing?
No. The package above is what I run on every listing I take, at my expense, and it does not change with the fee or the price point. The savings come out of what I earn, not out of what your home gets.
What about compensation to the buyer’s agent?
Buyer’s agent compensation is separate from my fee, and I generally recommend offering a standard rate to be competitive. I will walk you through what is happening in our market right now, what buyers are asking for, and what each choice is likely to cost or save you — and whatever you decide is disclosed in writing.
How does cancelling actually work?
You tell me, in writing, that you want out. I release the listing. There is no cancellation fee and no reimbursement claim for the marketing I produced — that was my investment, not a loan against your equity.
I am already in a listing agreement with someone else. Can I switch?
Not while it is active, and I would not ask you to. Call me when it expires, or have a conversation with your current agent first. I am happy to be the second call.
How long is the offer good for?
Listing agreements signed on or before December 31, 2026. The closing can happen in 2027 — it is the signing date that counts.
What if my home needs work before it can be shown?
Then we start there. I will walk it with you, tell you which items will clearly return more than they cost and which ones will not, and bring in the vendors. Not every home needs work, and I am not going to invent a punch list to look busy. If you would rather sell as-is, I can also offer a cash buyout from one of my investors, with no public marketing. Ask me for the details.
