Chatsworth is a scenic northwestern San Fernando Valley community known for its open spaces, hills, equestrian properties, and distinctive suburban-rural character. Real estate ranges from traditional single-family homes and newer developments to larger properties, ranch homes, and residences with generous lots.
The area's natural surroundings provide access to hiking, horseback riding, parks, and open spaces, while nearby shopping and restaurants offer everyday conveniences. Chatsworth is particularly attractive to buyers seeking more space and privacy without leaving the San Fernando Valley.
Get Market ReportChatsworth is the north-west corner of the San Fernando Valley, a City of Los Angeles neighborhood set against the sandstone outcrops of the Santa Susana Mountains and Simi Hills. It mixes horse-zoned ranch properties and older tracts with newer hillside subdivisions, and the Chatsworth Metrolink station gives it a rail link to downtown.
Chatsworth was settled in the 1880s along the old stage road through the Santa Susana Pass and named after the Chatsworth House estate in England. Its rocky landscape made it a location for hundreds of westerns filmed at the Iverson Movie Ranch, and the Stoney Point and Santa Susana Pass State Historic Park outcrops remain the neighborhood’s landmarks.
The neighborhood is bounded by the Santa Susana Mountains on the north, the Simi Hills and Ventura County line on the west, Porter Ranch and Northridge on the east and West Hills and Canoga Park on the south. The Chatsworth Reservoir occupies the south-west corner, and the Metrolink and Amtrak station on Lassen Street is a hub for the area.
Older Chatsworth, south of Devonshire Street, has ranch houses from the 1950s to 1970s on standard lots, while the streets to the north and west keep larger horse-zoned parcels, some of an acre or more, that are rare elsewhere in the city. The hillside subdivisions built from the 1980s onward along the north and west edges hold larger two-story homes, several in gated communities with views across the Valley.
Condos and townhomes cluster along Devonshire Street, Topanga Canyon Boulevard and near the train station, and provide the lower-priced entry into the neighborhood.
Los Angeles Unified School District serves the neighborhood, including Chatsworth Charter High School and several elementary and middle schools inside the area. Attendance boundaries follow streets, so check a specific address with the district.
The 118 Freeway crosses the north side of the neighborhood with exits at Topanga Canyon, De Soto and Winnetka, and continues west over the Santa Susana Pass to Simi Valley. The Chatsworth station serves Metrolink’s Ventura County Line and Amtrak’s Pacific Surfliner, with a direct ride to downtown Los Angeles. Trails at Stoney Point, Santa Susana Pass and the Chatsworth Nature Preserve start at the edge of the neighborhood.
