The valley was ranch and farm land until the 1950s, when tract builders followed the new road over the Santa Susana Pass. Growth accelerated after the 118 Freeway opened, and the city incorporated in 1969, absorbing the older Santa Susana community at its east end. The Reagan Library opened on a hilltop at the west end in 1991.

Simi Valley runs about 12 miles east to west along the 118, with Los Angeles Avenue as the main commercial street. The older neighborhoods sit in the center and east, and the tracts built from the 1980s onward, including the Wood Ranch community on the south-west side and the Big Sky and Indian Hills areas on the north, climb into the surrounding hills.
