Ventura County runs from the Los Angeles County line to the Santa Barbara County line, and it offers more house for the money than the Conejo Valley next door. Inland, Simi Valley and Moorpark are family suburbs with newer tracts; Camarillo, Santa Rosa Valley and Somis add horse property and orchards; Oxnard, Port Hueneme, Channel Islands Beach and Ventura are the coast; and Ojai, Santa Paula and Fillmore are the small towns of the river valleys.

Absorption rate shows how fast homes are selling. It takes the homes for sale today and divides them by the number of homes that sold per month over the last 12 months.
The answer is how many months it would take to sell every home on the market if no new listings came up. Under about 3 months usually means a seller’s market, 3 to 6 months is balanced, and over 6 months favors buyers.
Right now about 32% of the homes for sale in Ventura County are selling each month.

Moving to Ventura County
Which part of Ventura County fits you?
For a commute toward Los Angeles, start with Simi Valley on the 118 or Moorpark on the 23. For the beach on a budget, look at Oxnard, Port Hueneme and Channel Islands Beach. For a walkable downtown by the ocean, Ventura. For land, horses and orchards, Somis and Santa Rosa Valley. For a small artistic town in the mountains, Ojai and its neighbors Meiners Oaks, Mira Monte and Oak View. The most affordable single-family houses in the county are in Santa Paula, Fillmore and Piru along State Route 126.
Unincorporated communities
Several places on this map are county land rather than cities, including El Rio, Nyeland Acres, Saticoy, Santa Susana and North Ventura Avenue. County zoning often allows larger lots and animals, and permits go through the county rather than a city hall.
Commuting and getting around
The 101 runs along the coast and through Camarillo to the Conejo Valley; the 118 connects Simi Valley and Moorpark to the San Fernando Valley; State Route 126 follows the Santa Clara River from Ventura to Interstate 5. Metrolink runs from East Ventura through Oxnard, Camarillo, Moorpark and Simi Valley to Los Angeles.
