Oxnard started as a sugar-beet factory town in 1903 and grew into the largest city in Ventura County, with about 200,000 people. It still farms: strawberry fields run right up to new subdivisions. It also has more waterfront housing than anywhere else in the county, from Channel Islands Harbor to the channels of Mandalay Bay.
Gary Jacobs helps buyers sort the beach, harbor and inland options, and the four elementary districts that come with them.
Henry T. Oxnard and his brothers built a beet-sugar factory here in the late 1890s, and the town that grew around it took his name, though none of the brothers lived in it. The factory closed in 1959, but agriculture stayed; Oxnard grows roughly a third of California's strawberries. After World War II the Navy bases at Port Hueneme and Point Mugu, now Naval Base Ventura County, brought a steady population of service members and civilian workers, and the county built Channel Islands Harbor in the 1960s and 1970s on the city's south coast.
The housing reflects those layers. Downtown and the Henry T. Oxnard Historic District have older homes on a grid. The coast has Oxnard Shores and Mandalay Bay, where many homes back onto channels with docks, plus Seabridge and the harbor condos, and next door the unincorporated beach towns of Hollywood Beach and Silver Strand. North of the 101, RiverPark was built from the mid-2000s on former gravel-mining land along the Santa Clara River, with The Collection at RiverPark for shopping and dinner. Buyers often compare Oxnard with Ventura and Camarillo, and it tends to win on waterfront options and newer construction for the money.

Absorption rate shows how fast homes are selling. It takes the homes for sale today and divides them by the number of homes that sold per month over the last 12 months.
The answer is how many months it would take to sell every home on the market if no new listings came up. Under about 3 months usually means a seller’s market, 3 to 6 months is balanced, and over 6 months favors buyers.
Right now about 35% of the homes for sale in Oxnard are selling each month.

Oxnard is split among four K–8 districts: Oxnard School District, Hueneme Elementary, Ocean View and Rio School District, which serves RiverPark and El Rio. All public high schools are in the Oxnard Union High School District, which also runs schools in Camarillo. The elementary district can change from one side of a street to the other, so check the address with each district before you buy.
No. Hollywood Beach and Silver Strand, on either side of the Channel Islands Harbor entrance, are unincorporated Ventura County communities even though they use Oxnard mailing addresses. That means county planning, permits and short-term rental rules apply, not the city's. Oxnard Shores and Mandalay Bay, to the north, are inside the city.
Many homes on the Mandalay Bay channels and around Channel Islands Harbor have private docks, and some sit on land leased from the county around the harbor itself. Ask whether a property is fee simple or a ground lease, who maintains the seawall and dock, and what the HOA covers. These areas are low-lying, so check the FEMA flood map and tsunami hazard maps, and get a flood insurance quote early.
RiverPark is a master-planned community north of the 101 near Vineyard Avenue, built from the mid-2000s on former gravel-mining land along the Santa Clara River. It mixes single-family homes, townhomes and condos with parks and walking paths, and The Collection at RiverPark is next door for shopping and restaurants. It is in the Rio School District. Many newer neighborhoods carry HOA dues and may have special assessments, so review the tax bill and HOA documents.
Naval Base Ventura County, with its Port Hueneme and Point Mugu sites, is one of the region's largest employers, and many military and civilian families buy in Oxnard, often with VA loans. Homes near Point Mugu can hear aircraft. If you are relocating with orders, think about the drive to the gate you will use most.
The 101 is the main route to Ventura and over the Conejo Grade toward Los Angeles. Pacific Coast Highway runs south past Point Mugu toward Malibu, and Fifth Street (Highway 34) heads to Camarillo. The Oxnard Transit Center downtown has Metrolink and Amtrak service, which some Los Angeles commuters use instead of driving.
The Oxnard market guide covers neighborhoods and pricing patterns, and the coastal comparison puts Oxnard next to Ventura and Port Hueneme. For a specific address, Gary Jacobs can pull recent sales from the same neighborhood and school district, and sellers can start with a home valuation.
