This region is the Santa Monica Mountains and the communities on either side of them. On the inland side are Calabasas, the guard-gated city of Hidden Hills and the gated equestrian community of Bell Canyon. On the coast is Malibu, 21 miles of beach. In between are Topanga and the unincorporated canyons of the Santa Monica Mountains: Monte Nido, Cornell and Malibou Lake. Which community fits you?
For gated living with Las Virgenes schools, Calabasas, Hidden Hills and Bell Canyon. For the beach, Malibu. For a canyon life with a creative community, Topanga. For acreage, vineyards and horses inside the national recreation area, the Santa Monica Mountains.
What every buyer here should check
Almost all of this region is in a very high fire hazard severity zone, so an insurance quote belongs at the start of the search rather than the end. Outside the cities, expect septic systems, wells or private water companies, private roads and coastal or county plan restrictions on what can be built.
Commuting and getting around
The 101 serves Calabasas, Hidden Hills and Bell Canyon. Pacific Coast Highway is the only route along Malibu. Topanga Canyon Boulevard, Malibu Canyon Road, Kanan Road and Decker Canyon are the roads across the mountains, and any of them can close in a fire or a storm.

It sits at the southwest edge of the San Fernando Valley and is its own city, served by Las Virgenes Unified rather than Los Angeles Unified.
Is Topanga part of Malibu?
No. Topanga is unincorporated Los Angeles County with its own ZIP code, 90290, between Malibu and Pacific Palisades.
Which communities here are guard-gated?
Hidden Hills is an entirely guard-gated city, Bell Canyon is a guard-gated community, and Calabasas has several guard-gated neighborhoods including The Oaks and Calabasas Park Estates.
