About Hidden Hills

Developer A.E. Hanson laid out Hidden Hills in the early 1950s as a country community with equestrian trails and a rural look, and residents incorporated it as a city in 1961 to keep that character. The community association controls the three guarded gates, and the city’s rules keep out sidewalks, streetlights and commercial uses.

The city shares the Calabasas ZIP code and much of its daily life with Calabasas next door: shopping at the Commons and Old Town, and schools in the Las Virgenes district. Its reputation as a home to entertainment and sports figures comes from the privacy the gates and the lot sizes provide.

Homes and real estate in Hidden Hills

Almost every property is a single-family home on an acre or more, and most of the original 1950s and 1960s ranch houses have been replaced by much larger custom homes. Prices are among the highest in the Valley and the Conejo corridor, and they are set by lot, view and the quality of the rebuild rather than by any tract pattern.

The community association enforces the fencing, setback and equestrian rules, and the city has its own building department. Sales are infrequent compared with the neighboring cities, so recent comparable sales can be several months old.
