Three unified school districts serve the Conejo Valley, and none of their boundaries match the city limits. Conejo Valley Unified covers Thousand Oaks, Newbury Park and the Ventura County portion of Westlake Village. Las Virgenes Unified covers Agoura Hills, Calabasas, Hidden Hills, Bell Canyon and the Los Angeles County portion of Westlake Village. Oak Park Unified covers Oak Park, and only Oak Park. Which one you get is determined by your address, not by your city, your ZIP code or your mailing label.
This is the question I get more than any other from families relocating here, and the internet answers it badly. Here is the real picture.
Conejo Valley Unified School District (CVUSD)
Serves: Thousand Oaks, Newbury Park, and the Ventura County portion of Westlake Village.
CVUSD is the large district in the valley — a full K–12 system with multiple comprehensive high schools including Thousand Oaks High, Westlake High and Newbury Park High, plus middle schools and a broad set of elementary schools. Being the biggest district here has real implications: more program variety, more magnet-style and specialized offerings, more athletic depth, and considerably more variation from one attendance area to another. A CVUSD address is not a single data point. The specific elementary and middle school matter.
Las Virgenes Unified School District (LVUSD)
Serves: Agoura Hills, Calabasas, Hidden Hills, Bell Canyon, and the Los Angeles County portion of Westlake Village.
LVUSD is the Los Angeles County district on our side of the hill, a K–12 system anchored by Agoura High School and Calabasas High School with a set of middle and elementary schools beneath them. It is a smaller, more geographically compact district than CVUSD, and it has a long-established reputation that is a major driver of home demand in Agoura Hills and Calabasas.
Because LVUSD reaches across the county line into the LA County part of Westlake Village, a family can buy a “Westlake Village” home and be in LVUSD — or buy another “Westlake Village” home a few minutes away and be in CVUSD. That single fact causes more confusion in our market than anything else.
Oak Park Unified School District (OPUSD)
Serves: Oak Park.
OPUSD is the small district, and its reputation is the single largest driver of the Oak Park housing market. The system runs from its elementary schools through Medea Creek Middle School to Oak Park High School and Oak View High School. Because it is small, it is also the district where an individual school’s culture is most visible and where community involvement is most concentrated.
OPUSD has historically participated in inter-district transfer arrangements that allow families living outside the boundary to apply. These programs change. Capacity, application windows and eligibility have varied over the years, and they are not something to build a housing decision on without current, direct confirmation from the district. If your plan is “we’ll rent in Agoura Hills and transfer into Oak Park,” call OPUSD before you sign anything.
The part that actually matters: how to verify an address
Every experienced local agent knows the following, and it is worth stating bluntly because it protects you.
- Do not rely on the listing. School information in an MLS listing is entered by a human being and is not warranted. It is frequently wrong, especially near boundaries and after a district re-draws attendance areas.
- Do not rely on national school-rating websites. Their boundary data is licensed, aggregated, and often lags real changes by a year or more.
- Do not rely on the ZIP code. ZIP codes were drawn for mail delivery. They do not correspond to city limits, county lines, or school attendance areas.
- Do rely on the district itself. Contact CVUSD, LVUSD or OPUSD directly with the exact street address and ask them to confirm the assigned schools in writing. All three will do it. Keep the email.
- Ask about the future, not just the present. Attendance boundaries get adjusted when enrollment shifts or a school is closed or reopened. Ask the district whether the address is near a boundary under review.
If you are buying primarily for a school, and the assignment is a material part of your decision, that verification belongs in your due diligence alongside the inspection — not in the “we’ll figure it out later” pile.
A note on boundary edge cases
Because these boundaries were drawn over many decades and do not follow city limits, there are genuine oddities — pockets that feed a district you would not expect, and streets where the line runs down the middle. This is especially true around Westlake Village, where the county line itself runs diagonally through the community rather than along a road.
