Point Dume and the Malibu coastline
Point Dume, Malibu

This month in Calabasas, Malibu and the canyons is mostly about the coast road and the wildlife crossing. The state is focused on Pacific Coast Highway ahead of a wet winter, Malibu's PCH speed cameras start their warning period, and on December 2 the Wallis Annenberg Wildlife Crossing over the 101 opens with a public festival at King Gillette Ranch. Here is the rest of what's new for anyone living in, or looking at, Calabasas, Hidden Hills, Malibu, Topanga and the Santa Monica Mountains.

The market: October numbers and live stats

Sales were about even with last October, and the typical sale price came in higher, though in a small, high-end market like this one a handful of large sales can move the median a lot from month to month.

  • Homes on the market: 577 for sale or in escrow, with 9% of them in escrow.
  • Homes sold in October: 43, up 2% from 42 in October 2025.
  • Median sold price in October: $2,445,000, up 11% from $2,202,500 in October 2025.

October figures cover residential homes of all types (houses, condos and townhomes) in Calabasas, Malibu and the canyons, from the MLS feed that powers this site, including all MLSs in the data share, as of November 2, 2026. October sales are homes that closed between October 1 and 31 and were posted to the MLS by November 2; each comparison is with the same month a year earlier. Homes on the market is a count as of November 2. A few late-reported October sales may still be added.

Live stats. The cards below update on their own from the same MLS feed, so they may differ from the October numbers above. Each links to a full market report for that city.
