The valley takes its name from the Rancho Santa Rosa land grant and stayed in farming long after Camarillo and Thousand Oaks grew around it. Subdivision into large-lot residential parcels began in the 1970s and 1980s, with a county requirement of large minimum lot sizes and equestrian trails that has kept the area rural.

Santa Rosa Road runs the length of the valley from Camarillo to Moorpark Road, with the Calleguas Creek and the hills of the Santa Monica Mountains foothills on the south. There is no commercial center; shopping is in Camarillo, Moorpark or Thousand Oaks, each about ten to fifteen minutes away.

Homes and real estate in Santa Rosa Valley

Nearly all properties are single-family homes on an acre or more. The planned communities along Santa Rosa Road, including Rancho Santa Rosa and the streets off Presilla Road, have custom and semi-custom homes from the 1980s and 1990s with HOA-maintained trails. Outside them, older ranch houses sit on working avocado and citrus land, and a number of newer estates occupy the larger parcels.

Prices are set by acreage, views, water rights and improvements such as barns and arenas rather than by tract, and comparable sales can be months apart. Buyers should review well and water-district status, septic systems and agricultural zoning restrictions.
