Somis

Somis dates to the 1890s, when the Southern Pacific built its line through the Las Posas Valley and a station and post office opened. The valley has been in citrus, avocados and row crops ever since, and the county’s agricultural preserve rules and large minimum lot sizes have kept it from being subdivided.

Highway 118 and Somis Road are the only main roads, and the Somis Nut House, the post office and the Somis School make up most of the community’s public buildings. Camarillo, Moorpark and Santa Paula are each about ten to fifteen minutes away.

Properties are almost all single-family homes on acreage. Some are working ranches of ten to forty acres with lemon or avocado groves and farm income; others are custom estates on one to five acres built from the 1970s onward with barns, arenas and views across the valley. A handful of older homes near the post office sit on smaller lots.

Sales are infrequent and prices depend on acreage, water rights, crop condition and improvements more than on any tract pattern. Buyers should review water sources and district status, agricultural zoning and any Williamson Act contract on the land, which affects taxes and permitted uses.

The Somis Union School District operates a single kindergarten-through-eighth-grade school, one of the smallest districts in the county. High school students attend the Oxnard Union High School District, with the Camarillo campuses the nearest. Check a specific address with both districts.

Highway 118 leads west to Highway 1 and Oxnard and east to Moorpark and Simi Valley, and Somis Road and Las Posas Road run south to Camarillo and the 101 in about ten minutes. The commute to the Conejo Valley is 20 to 30 minutes; to the San Fernando Valley, closer to an hour.
