Simi Valley is where a lot of Conejo Valley and West Valley buyers end up when they want more home for the money and don’t mind being “over the grade.” It’s a large, established city with a genuinely mixed housing stock — from 1970s tracts to master-planned hillside communities — a strong parks system, and one of the region’s marquee landmarks in the Reagan Library. At the newer, higher end, Wood Ranch is the master-planned 1990s community in the northeast (parks, golf-adjacent, HOA), Long Canyon sits within it, and Big Sky is the newer hillside development in the north. For horse people, Bridle Path is the standout — a roughly 630-home community developed in the mid-1970s and one of the few areas zoned to keep horses on the property, with access to a large private open-space “Mountain Park.” Santa Susana Knolls is one of the valley’s historic, more rural-character original communities.

The Ronald Reagan Presidential Library is the signature landmark (and President Reagan’s burial place). The Rancho Simi Recreation and Park District maintains dozens of community parks; Corriganville Park preserves a former movie ranch; and the Santa Susana Pass frames the valley. One to watch: the Simi Valley Town Center, the open-air mall that opened in 2005, has lost its anchor tenants and its current ownership is pursuing a mixed-use residential-and-retail redevelopment — a potential reshaping of the city’s retail core.
