Until 1987, West Hills was the western half of Canoga Park. Residents petitioned the city for their own name that year, and the neighborhood has kept its quieter, mostly residential character between Valley Circle Boulevard and the Simi Hills.
Gary Jacobs has worked this side of the Valley for nearly two decades and knows how the tracts differ, from the 1960s ranch streets near Fallbrook to the hillside homes under Castle Peak.
The land was once Rancho El Escorpión, granted in 1845 to three Chumash people and later run as a dairy ranch. Two estates from the ranch era are now city parks: Orcutt Ranch, the 1920 adobe and gardens built for Union Oil executive William Warren Orcutt on Roscoe Boulevard, and Shadow Ranch on Vanowen, named for the eucalyptus planted there. Most of the homes went up in the 1960s and '70s, in tracts such as Woodlake Estates and Pinelake Estates carved from the old Peppergate Ranch, with later and larger homes, including Castle Peak Estates, pushed up against the hills on the west side.
Day to day it is a neighborhood of single-family streets, with Fallbrook Center and Platt Village for errands and UCLA Health West Valley Medical Center on Sherman Way. Open space is close: El Escorpión Park and the trail up Castle Peak, Bell Canyon Park, and the Upper Las Virgenes Canyon preserve at the end of Victory. Gated Bell Canyon sits just over the line in Ventura County. The Santa Susana Field Laboratory, the former rocket and nuclear test site in the hills above, is still under state-supervised cleanup, and the 2018 Woolsey Fire started there before burning toward West Hills. Buyers often compare West Hills with Woodland Hills and Chatsworth, and the school assignment usually shapes the choice.

Yes. The area was part of Owensmouth, which was renamed Canoga Park in 1931. In 1987 residents petitioned the City of Los Angeles to separate, and the city approved the new West Hills name that year. It is still a neighborhood of the City of Los Angeles, not a separate city, so it has LAPD, LAFD, LADWP and LAUSD schools. The ZIP code most associated with it is 91307, though some addresses near the edges use Canoga Park or Woodland Hills ZIP codes.

Because the lines run street by street, check each property with LAUSD's Resident School Identifier. Two private high schools are also in West Hills: Chaminade College Preparatory and de Toledo High School.
The Santa Susana Field Laboratory is a former rocket-engine and nuclear research site of about 2,700 acres in the Simi Hills, in unincorporated Ventura County above West Hills. Rocket testing ran there from 1949 to 2006, and an experimental reactor had a partial meltdown in 1959. Boeing, NASA and the Department of Energy are responsible for cleanup under the California Department of Toxic Substances Control, which expects soil work to take years. Buyers who want to understand it should read DTSC's own materials and the natural hazard and environmental disclosures for the specific property.
On the western and northern edges, yes. The 2018 Woolsey Fire started on the Santa Susana Field Laboratory property and forced evacuations in West Hills and a full evacuation of Bell Canyon. Hillside streets near the Simi Hills are mapped as a Very High Fire Hazard Severity Zone, with brush-clearance rules and a harder insurance market. The flatter tracts east of Valley Circle usually face fewer of those issues, but insurance quotes are worth getting early either way.
Bell Canyon is a gated community just west of West Hills, but it is in unincorporated Ventura County, not Los Angeles. Its main entrance is through West Hills. It is served by the Las Virgenes Unified School District, with students attending Calabasas High School, and it has its own Community Services District and an equestrian center. Lots are generally larger and the homes newer and more custom than in most of West Hills.
Mostly single-family homes. The largest share are 1960s and '70s tract homes, often single-story ranch or two-story plans on regular lots, in neighborhoods such as Woodlake Estates and Pinelake Estates. Closer to the hills and around Castle Peak you find later, larger homes and some view lots. Condos and townhomes exist but are a smaller share than in Canoga Park or Warner Center.
Most residents drive. The 101 is reached by heading south on Valley Circle, Fallbrook or Topanga Canyon Boulevard, and the 118 is a short drive north through Chatsworth. The Metro G Line busway has stations along Canoga Avenue in Canoga Park and a terminus at the Chatsworth Metrolink station, which also has Ventura County Line trains toward downtown and Simi Valley.
