Living in West Hills: A 2026 Guide to Neighborhoods, Schools and the Simi Hills
West Hills is the quiet far corner of the San Fernando Valley. It sits at the western edge of the City of Los Angeles, bounded by the Simi Hills on one side and Canoga Park, Woodland Hills and Chatsworth on the others, with gated Bell Canyon just over the Ventura County line. Most of it is single-family streets built in the 1960s and '70s, with a few ranch-era landmarks and a lot of open space close by.
This guide covers how West Hills came to exist, what the different parts of it are like, how the schools are split, what to know about the Santa Susana Field Laboratory and fire risk, and who tends to buy here. For live listings, see homes for sale in West Hills, or the West Hills neighborhood page for recent numbers.
A short history: from rancho to Canoga Park to West Hills
The land was part of Rancho El Escorpión, granted in 1845 to three Chumash people. A Chumash village called Hu'wam once stood near the base of El Escorpión Peak, the rocky summit most locals call Castle Peak. In 1912 Chumash heirs sold the remaining rancho land to George Platt, and much of the area spent the next decades as dairy and ranch land.
For most of the twentieth century this was simply the western part of Owensmouth, which became Canoga Park in 1931. As tract homes filled the area in the 1960s and '70s, many residents on the west side came to see themselves as a separate community. In 1987 they petitioned the City of Los Angeles to split off, and the city approved the new West Hills name that year. The Canoga Park Chamber of Commerce objected at the time, but the two chambers eventually merged in 1994. Today the line between the two neighborhoods matters mostly for addresses and identity; both are part of the same city, with the same services.
Ranch estates that became parks
Two of the old estates are now city parks, and both are worth a visit before you buy.
- Orcutt Ranch Horticulture Center, on Roscoe Boulevard near Valley Circle, was built in 1920 for Union Oil executive William Warren Orcutt and his wife, Mary Logan Orcutt. The adobe house, citrus grove and old oaks are a Los Angeles Historic-Cultural Monument.
- Shadow Ranch, on Vanowen Street east of Fallbrook Avenue, was the Workman Ranch. Alfred Workman planted the eucalyptus trees, and a later owner, the screenwriter Florence Ryerson, renamed it for their shade. William Wyler filmed The Children's Hour there in 1961.

Where West Hills is, and what is next door
The 1987 boundary runs roughly from Topanga Canyon Boulevard and Nordhoff Street west to the city limit, south to Victory Boulevard, east to Shoup Avenue, north to Roscoe Boulevard, and back east to Topanga Canyon. In practice, people use West Hills to describe the neighborhood west of Canoga Park and north of Woodland Hills, climbing into the Simi Hills along Valley Circle Boulevard.
The neighbors matter because buyers usually look at more than one of them:
- Woodland Hills to the south, with Warner Center, Westfield Topanga and the hillside neighborhoods below Mulholland.
- Canoga Park to the east, with older bungalows near Sherman Way and generally lower entry prices.
- Chatsworth to the north, with more horse property and the Metrolink station.
- Bell Canyon to the west, a gated community in unincorporated Ventura County whose main entrance runs through West Hills.
The housing: what you will actually find
West Hills is overwhelmingly single-family. The bulk of the homes went up in the 1960s and '70s, in tracts with names like Woodlake Estates and Pinelake Estates, which were subdivided from the old Peppergate Ranch. Expect single-story ranch homes and two-story family plans, often three or four bedrooms, on regular suburban lots. Many have been remodeled at least once, and the tracts that haven't are where buyers usually find room to add value.
Toward the hills on the west side, the homes tend to be later and larger. Castle Peak Estates and the streets around El Escorpión Park include bigger two-story homes, some with views back across the Valley. These areas are closer to open space and also closer to the brush, which matters for insurance (more on that below).
Condos and townhomes exist but are a smaller share of the market than in Canoga Park or Warner Center. Most resale homes in West Hills don't come with a homeowners association, though some newer pockets and condo complexes do. Mello-Roos special taxes are uncommon in these older tracts, but it is still worth checking the tax bill on any specific property.
Who tends to buy here
West Hills draws a wide range of buyers: families moving up from a condo, younger couples buying their first house in the west Valley, people relocating from the Westside who want more space, and longtime locals downsizing from a larger home nearby. Many are weighing Woodland Hills and Chatsworth at the same time. West Hills usually wins on quieter streets and easy access to trails; it can lose on commute time if the job is on the Westside.
Schools: the address decides
School assignment is the question that comes up most, and in West Hills the answer changes street by street. The neighborhood is split among several LAUSD high schools:
- El Camino Real Charter High School, on Valley Circle Boulevard just south in Woodland Hills, serves part of West Hills. It opened in 1969, became an affiliated charter in 2011, and is known for its Academic Decathlon team, which has won many national titles.
- Chatsworth Charter High School, on Lurline Avenue, serves parts of the north end.
- Canoga Park High School, on Topanga Canyon Boulevard, serves other parts.
Boundaries follow the address, not the ZIP code, and they can change. Check any home you are considering with LAUSD's Resident School Identifier before you write an offer, and look at magnet and choice programs as well. West Hills also has two private high schools, Chaminade College Preparatory and de Toledo High School, and Bell Canyon, next door, is served by Las Virgenes Unified rather than LAUSD.

West Hills, Woodland Hills or Bell Canyon?
These three come up together more than any others. Here is how they differ on the points buyers ask about most:
| West Hills | Woodland Hills | Bell Canyon | |
|---|---|---|---|
| Jurisdiction | City of Los Angeles | City of Los Angeles | Unincorporated Ventura County |
| School district | LAUSD | LAUSD | Las Virgenes Unified |
| Typical housing | 1960s–'70s tracts, larger homes near the hills | Flat-land tracts north of Ventura, hillside homes south of it | Larger custom homes on bigger lots |
| Gated | Mostly not | Mostly not, some gated enclaves | Yes |
| Shopping nearby | Fallbrook Center, Platt Village | Westfield Topanga, The Village | Drive into West Hills or Calabasas |

The Santa Susana Field Laboratory
Buyers researching West Hills often come across the Santa Susana Field Laboratory, and it deserves a straight explanation. The SSFL is a former rocket-engine and nuclear research site of about 2,700 acres in the Simi Hills, in unincorporated Ventura County above West Hills, Bell Canyon and Simi Valley. Rocket engines were tested there from 1949 to 2006, and nuclear reactors operated from the 1950s to 1980. In July 1959, an experimental reactor at the site had a partial meltdown.
Cleanup is overseen by the California Department of Toxic Substances Control (DTSC), with responsibility split among Boeing, which owns most of the site, NASA and the U.S. Department of Energy. In 2022 DTSC and Boeing signed a settlement on cleanup standards for Boeing's portion, which drew criticism from some community groups, and DTSC has estimated that soil cleanup will take years more. Bell Creek and Dayton Creek, which flow down into West Hills, have their headwaters on the site.
How much weight to give this is a personal decision. The most useful sources are DTSC's own project pages and public reports, along with the natural hazard and environmental disclosures for the specific property you are considering. A real estate agent is not the right person to judge the health questions, and it is better to read the primary material directly.
Fire, insurance and the hills
The 2018 Woolsey Fire started on the Santa Susana Field Laboratory property on November 8, 2018. It forced evacuations in West Hills and a full evacuation of Bell Canyon before burning south toward Malibu. Hillside streets on the western and northern edges of West Hills are mapped as Very High Fire Hazard Severity Zones, which brings annual brush-clearance rules from the LAFD.
Homeowners insurance has become harder to place across much of California's hillside areas, and West Hills is no exception near the open space. Some owners end up on the California FAIR Plan with a separate wrap-around policy. The practical advice:
- Get an insurance quote during the inspection period, not after contingencies are removed.
- Ask the seller for the roof age, any recent clearance records and details on upgrades like ember-resistant vents.
- Compare quotes for homes a few streets apart. The flatter tracts east of Valley Circle are often easier to insure than those right against the hills.
Parks, trails and open space
Being next to the Simi Hills is a big part of the appeal of West Hills. Within a short drive or walk you have:
- El Escorpión Park and the climb up Castle Peak, about 1,475 feet, with the trailhead at the west end of Vanowen Street.
- Bell Canyon Park, right next door, with trails along Bell Creek.
- Upper Las Virgenes Canyon Open Space Preserve, the former Ahmanson Ranch, reached from the trailhead at the west end of Victory Boulevard, with miles of fire roads over rolling hills.
- Orcutt Ranch and Shadow Ranch for shorter walks, picnics and community events.

Daily life and getting around
Errands mostly happen at Fallbrook Center on Fallbrook Avenue and in Platt Village, with Westfield Topanga and The Village a few minutes south in Warner Center. The local hospital, which opened in 1984 as West Hills Hospital, is now UCLA Health West Valley Medical Center, at Sherman Way and Medical Center Drive. It has no trauma center; trauma cases go to Northridge Hospital Medical Center.
Most residents drive. The 101 is a few minutes south via Valley Circle, Fallbrook or Topanga Canyon Boulevard, and the 118 is reached through Chatsworth to the north. For transit, the Metro G Line busway runs along Canoga Avenue on the east side, ending at the Chatsworth station, which also has Metrolink trains on the Ventura County Line. For Westside commuters, the drive over the 405 is the biggest variable, so test it at the hour you would actually make it.
Thinking about selling in West Hills?
Because so many West Hills homes were built in the same few tracts, buyers compare them closely, often model to model. Updated kitchens and baths, a refreshed yard and a clean set of inspection reports tend to matter more here than in neighborhoods where the houses vary more. If you are considering selling, a home valuation based on recent sales of similar floor plans is a good place to start.
Frequently asked questions
When did West Hills become its own neighborhood?
In 1987. Residents of the western part of Canoga Park petitioned the City of Los Angeles that year, and the city approved the West Hills name. It remains a neighborhood of the City of Los Angeles, not a separate city.
Is West Hills in LAUSD?
Yes. West Hills is in the Los Angeles Unified School District. Depending on the address, students are zoned for El Camino Real Charter, Chatsworth Charter or Canoga Park High School. Bell Canyon, next door in Ventura County, is in Las Virgenes Unified.
Is the Santa Susana Field Laboratory in West Hills?
No. The SSFL is in the Simi Hills in unincorporated Ventura County, above West Hills, Bell Canyon and Simi Valley. Cleanup is overseen by the California Department of Toxic Substances Control. Buyers who want details should read DTSC's materials and the disclosures for the specific property.
Do most West Hills homes have an HOA?
Most single-family resale homes in the older tracts don't, though some newer communities and condo complexes do. The listing and the preliminary title report will show whether a specific property is in an association.
What ZIP code is West Hills?
West Hills is mostly 91307, with some addresses in 91304. Because ZIP codes and neighborhood lines don't match perfectly, check the address itself for school assignment and other details.
