The 1979 section has the largest Northwood plans. The 1,661-square-foot three-bedroom is single-level, which is uncommon for townhomes here. The two-story plans are about 1,991 square feet with four bedrooms and 2,056 to 2,100 square feet with three or four bedrooms.
Northwood
Northwood is about 244 townhomes on three county tract maps: 56 from 1974 on Dogwood, Blue Spruce, Ponderosa and Mulberry Circles and Torrey Pine Court; 68 from 1975 on Holly Court, Palm Court, Ash Court and Moonflower, Ponderosa, Redwood, Eucalyptus and Plumeria Circles; and 120 from 1979 on Sunburst Place, Marigold Place and Boxwood, White Birch, Silver Maple, Dutch Elm, Woodfern, Windflower and Saffron Circles.
Names in listings
The MLS splits Northwood into Townhomes I, II and III, but agents don’t apply the labels consistently: sales on the same circle show up under different numbers. This guide follows the county tract map.

What to check
The townhomes are about 47 years old. Ask the association what it maintains and when roofs and exterior work were last done. Inside, check the electrical panel, plumbing and permits for remodels.

i
Absorption rate shows how fast homes are selling. It takes the homes for sale today and divides them by the number of homes that sold per month over the last 24 months.
The answer is how many months it would take to sell every home on the market if no new listings came up. Under about 3 months usually means a seller’s market, 3 to 6 months is balanced, and over 6 months favors buyers.
Right now about 11% of the homes for sale in Northwood Townhomes III are selling each month.
