A buyer searching by property type will miss units here, because the same community is filed as condominium, townhouse and single family residence depending on how the agent entered it. In the sale record, the six filed as single family residence sold from $578,800 to $789,950; the nine townhouses from $550,000 to $840,000; the six condominiums from $615,000 to $785,000. The ranges overlap almost completely. What actually moves price is the plan, the level and the condition, not the label. Search Oak Park by price and square footage, not by type, and read the description for “detached.”

The first reason is the district at the lowest price it can be had: a two-bedroom in Oak Park Unified for $700,000, a three-bedroom for $760,000, when detached houses in the community’s tracts have started near $800,000 in the record and most trade above $1,000,000. The second is the single-level option: eight of twenty-one sales are one level, which matters to buyers downsizing within the community. The third is location, on the freeway side of Oak Park. That spread is unusual for one community and it is the first thing a buyer should ask about: it may reflect different fee schedules for detached and attached units, master-and-sub associations, or simply fee increases across the six years of the record. Conifer Circle, Conifer Street, Sparrowhawk Lane, Camelia Lane, Rosehedge Lane, Meadowlark Lane and Mimosa Court are assigned to Brookside Elementary. Via Novella, Via Del Caballo, Vista Dorado Lane, Estrellita Lane, Calle Mirador, El Azul Circle and Calle De Las Ovejas are assigned to Red Oak Elementary. The district has one middle school, Medea Creek, and one high school, Oak Park High, so the split ends at fifth grade. Country Vista is on the south side of Oak Park near the Agoura Hills line, which puts it closer to the Ventura Freeway than any other Oak Park tract: Kanan Road to the 101 is a few minutes. The community’s own pool and tennis courts are the everyday amenity, and Oak Canyon Community Park, with its pond, playgrounds and splash pad, is nearby. These units are forty to forty-eight years old, and the list for a late-1970s attached community is specific: original galvanised or early copper supply lines; original electrical panels, some of brands that insurers flag; single-pane aluminum windows where they have not been replaced; original furnaces and water heaters; and, in the attached units, the questions of who owns the roof, the exterior walls and the plumbing inside them — which is an association question as much as an inspection one.
