Fountainwood is about 700 detached houses built from 1973 to 1980 in the middle of Agoura Hills, north of Thousand Oaks Boulevard near Kanan Road. The most common plans are a 1,924-square-foot single-story with four bedrooms and a 2,347-square-foot two-story with five. Lots are mostly 6,600 to 10,500 square feet. The homeowners association, formed in 1976, is voluntary and costs about $30 a year. Sumac Elementary and Sumac Park are inside the neighborhood.

The homes

The plans

Fountainwood was built in eleven tracts from 1973 to 1980, and the same few plans repeat through most of them. The 1,924-square-foot single-story, with four bedrooms and two baths, is the most common. The 2,347-square-foot two-story has five bedrooms. The smallest plan is a 1,527-square-foot single-story with three or four bedrooms.

The 1980 tract on Michelle Drive and Garnet Hill Court has larger homes, mostly 2,000 to 3,000 square feet, and the nine 1985 homes on Carell Avenue are about 2,800 to 3,300 square feet.

Streets and lots

Timberlane Street runs through the neighborhood, with Eagleton Street, Carell Avenue, Pisces Street and Calmfield Avenue holding the most homes. Most lots are 6,600 to 10,500 square feet. Lots at the edges of the tract, on streets like Gleam Court and Carell Avenue, can run much larger.

The Fountainwood Homeowners Association was formed in November 1976, before Agoura Hills became a city. Membership is voluntary and dues have been about $30 a year. There are no common facilities; the association runs neighborhood events and has put money into Sumac Park, the public park inside the tract.

Schools

Fountainwood is in the Las Virgenes Unified School District. Sumac Elementary is on Calmfield Avenue inside the neighborhood. Listings show Lindero Canyon Middle School and Agoura High School. Confirm the assignment for a specific address with the district.

What to check

The houses are close to 50 years old. Check the sewer line, the electrical panel and permits for additions and garage conversions.

11 homes sold between October 2024 and September 2026, from $850,000 to $2,400,000, with a median of $1,249,000. The 1,924-square-foot single-story homes sold for $1,131,000 to $1,274,000. The 2,347-square-foot two-story homes sold for $1,625,000 to $1,700,000. The top sale was a 3,144-square-foot 1985 home on a 25,940-square-foot lot on Carell Avenue for $2,400,000 in April 2026.

How it compares

Lake Lindero, about two miles west, has somewhat smaller 1960s and 1970s houses and a median sale of about $987,500 over the same period, with $163 monthly dues for member homes and a private lake and golf course.
