Old Agoura is the oldest and least uniform part of Agoura Hills: about 450 homes on roughly 530 parcels north of the 101 at the east end of the city, along Chesebro Road, Fairview Place, Colodny Drive, Foothill Drive and Lewis Road. It grew one house at a time over a century, so a 1940s cottage can sit next to a 2000s estate. Lots are large, a median of about an acre among recent sales, and much of the area is zoned for horses. Cheeseboro and Palo Comado canyons, part of the Santa Monica Mountains National Recreation Area, are at the top of the neighborhood.

How Old Agoura grew
Old Agoura began as rural land in the early twentieth century and was settled gradually, long before the planned tracts of Agoura Hills. Most of it sits on one old recorded map, split over the decades into many lots and parcel maps. Building peaked from the mid-1970s to 1990, but every decade is represented, and rebuilding continues.
Because there was never a single builder, there are no shared plans. What sets a home’s value here is the land: the size and flatness of the lot, whether it is set up for horses, and the street.
Streets and land
Fairview Place, Colodny Drive and Chesebro Road hold the most homes, with Foothill Drive, Lewis Road, Driver Avenue, Balkins Drive and Lapworth Drive among the others. Lots of an acre or more are common on the upper streets toward the canyons. Some lots are hillside, others flat pads with room for barns and arenas.
Horses
Horses are the reason many buyers come here. Much of the neighborhood is zoned for them, and trails lead into Cheeseboro and Palo Comado canyons. Zoning, the number of animals allowed and setbacks for barns vary by parcel, so confirm them with the City of Agoura Hills before buying.
Owning here
No association
There is no mandatory association and no architectural committee; city rules govern changes. Old Agoura Homeowners is a voluntary group active in local issues.
Schools
Old Agoura is in the Las Virgenes Unified School District. Listings show Sumac Elementary, A.E. Wright Middle School and Agoura High School; a few show Lindero Canyon Middle. Confirm the assignment for a specific address with the district.
Getting around
Chesebro Road meets the 101 at the south end of the neighborhood, and Agoura Road and Canwood Street lead to shops in Agoura Hills. The Cheeseboro Canyon trailhead is at the top of Chesebro Road.
What to check
Homes range from the 1920s to new construction, so every inspection is different. Check permits for additions, barns and guest houses, whether the home is on sewer or septic, well or city water, access easements, and brush clearance. Get an insurance quote early; the area borders open space.

12 homes sold in the last 12 months, from $1,169,000 to $4,600,000, with a median of $2,627,728. Homes of about 3,000 to 4,000 square feet on an acre sold mostly from $2,550,000 to $3,500,000. The top sale was a 7,200-square-foot home on 3.7 acres on Chesebro Road for $6,400,000 in December 2024.

Nothing else in Agoura Hills is like it. The planned tracts elsewhere in the city have a handful of plans on standard lots. Hidden Hills and the rural parts of Calabasas offer horse property at higher prices.
