Summer Shores is a 1974 condominium community of 83 homes on Summershore Lane, off Lindero Canyon Road near The Landing at the east end of Westlake Lake. It is on the Los Angeles County side, in the City of Westlake Village and the Las Virgenes Unified School District. The units are 1,096 to 1,364 square feet, and the association covers water, trash, the roofs and exterior maintenance, plus a pool and spa.

The homes
The community
Summer Shores is a single street of attached condominiums built in 1974 by Belding Developers. It sits near The Landing, the restaurants and marina at the east end of Westlake Lake, and most owners can walk there. Listings describe the location as steps from the lake, but none mention a dock, slip or lake association dues; if lake use matters, confirm it with the Westlake Lake Management Association and the title report.
The floor plans
Three plans survive on the builder’s sheets. The 1,096-square-foot two-bedroom and the 1,364-square-foot three-bedroom are on one level. The 1,195-square-foot two-bedroom is on two levels with an attached garage. The most common size in recent sales is 1,195 square feet.

Owning here
The association
The dues, $650 a month on recent sales, cover more than most: water, sewer, trash, exterior maintenance and the roofs, plus the pool, spa and grounds. They were $448 in 2020. Ask for the budget, the reserve study and the master insurance policy, and have your lender confirm the project qualifies for your loan.
Schools
Summer Shores is on the Los Angeles County side, in the Las Virgenes Unified School District: White Oak Elementary, Lindero Canyon Middle School and Agoura High School. The attached communities on the Ventura County side of the lake are in Conejo Valley Unified, and listings near the county line sometimes get this wrong. Confirm the assignment for a specific address with the district.
Getting around
Lindero Canyon Road runs north to the 101 in a few minutes. The Landing, the lake path and the shops along Agoura Road are close.
What to check in a 1974 home
Unrenovated units may still have original copper supply lines, cast-iron drains, older panels and single-pane aluminum windows. The CC&Rs spell out what the association maintains and what the owner does.
Prices
Recent sales
5 homes sold between April 2025 and June 2026, from $650,000 to $750,000, with a median of $690,000. Three were the 1,195-square-foot two-level plan, which sold between $650,000 and $750,000.
How it compares
Village Greens, on the Ventura County side, has smaller units for less. Lakeshore, just north, has larger attached homes with lake access at roughly twice the price. Summer Shores is one of the least expensive ways to own in the City of Westlake Village with Las Virgenes schools.
