Northshore

Northshore was built in 1973, when the developer of Westlake Village began filling the shoreline with attached homes. It is one recorded tract of 234 homes on six private streets. The homes sit in clusters along short lanes and loops, with greenbelts and paths between them leading down to the clubhouse, the pool and the beach. None of the streets carries through traffic.

The waterfront rows on Northshore Lane and Lakeridge Lane back onto the lake and have their own docks. The interior homes on Northlake Circle, Shoreview Circle, Lakewood Place and Lakewood Court face the greenbelts and use the association docks.

Northshore was sold with five plans, numbered 1 through 5. All are single-level attached homes with a two-car garage, a walled patio and a living room with a fireplace, drawn so the living room and main bedroom open to the patio or, on the waterfront, to the lake. The smaller plans have two bedrooms; the larger have three.

The most common sizes in recent sales are 1,144 square feet—a two-bedroom, two-bath plan—and 1,430 square feet, with two or three bedrooms and two baths.

Price here depends mostly on the water. Waterfront homes with private docks sold for $1,800,000 to $2,200,000 in 2025 and 2026. The same size home on an interior lane sold for about half that. Interior homes still have the beach, the pool and a slip at the association docks.

Every owner belongs to the Northshore Property Owners Association, which owns the private streets, greenbelts, clubhouse, pool and spa, beach, guest parking and association docks. Dues were $364 a month in late 2024 and $402 to $426 on the 2025–2026 sales. Because the homes are attached, read the CC&Rs for who maintains roofs, party walls and exteriors, and ask for the budget and reserve study.

Westlake Lake is private and run by the Westlake Lake Management Association. Boats are limited to 18 feet, powerboats must be electric, and the speed limit is 5 miles per hour. Swimming, paddleboards, inflatables and jet skis are not allowed, and fishing requires an annual association badge. Private docks are permitted and regulated by the lake association.

Northshore is in the Conejo Valley Unified School District: Westlake Elementary, Colina Middle School and Westlake High School. Across the county line, Lakeshore and the Los Angeles County side of the lake are in Las Virgenes Unified, so confirm the assignment for a specific address with the district.

By 1973 copper supply lines were standard, but they are now more than fifty years old, and pinhole leaks in lines under the slab are a common repair. Check for Zinsco or Federal Pacific panels and run a sewer camera. Any dock, deck or lake stairs should be inspected separately by a dock contractor.

15 homes sold in the last 12 months, from $800,000 to $2,200,000, with a median of $1,045,000. The 1,430-square-foot homes on interior lanes sold for about $1,045,000 to $1,055,000.

The top sale was $2,200,000 in June 2026 for a 1,777-square-foot waterfront home on Lakeridge Lane. A 1,430-square-foot waterfront home on Northshore Lane sold for $1,800,000 in April 2026—about $750,000 more than the same plan on an interior lane.

Lakeshore, on the east end of the lake, is older (1967–69) with larger, mostly two-story attached homes, in Las Virgenes Unified. Windward Shores, on the western arm, has detached single-story homes at a higher price. Westlake Island has detached homes, each with its own dock, behind a guard gate, and typically sells for well over twice as much.
