Sunset Hills is about 440 houses in north Thousand Oaks, on both sides of Sunset Hills Boulevard and mostly west of Erbes Road. The main streets are Calle Artigas, Calle Zocalo, Calle Fidelidad, Calle Colina, Avenida Prado, Calle Contento, Calle Pinata, Calle Ruiz and part of Calle de Oro. Most houses were built from 1966 to 1974 and are about 1,450 to 2,400 square feet, including many split-levels, on lots of about 8,000 to 15,000 square feet.

Sunset Hills has many split-level houses, which listings count as three floors. The common split-level is about 2,220 to 2,240 square feet with four bedrooms. There are also single-story plans of about 1,442 and 2,152 square feet and two-story plans of about 2,090 to 2,420.
The tracts
The largest tract, about 220 houses on Calle Artigas, Calle Zocalo, Calle Fidelidad, Calle Hondanada, Calle Colina and Avenida Prado, was built in the late 1960s. About 130 houses on Calle Contento, Calle Pinata, Calle Punta and Calle Ruiz date to about 1970. The Corte de los Reyes, Corte Cancion, Corte de Acero and Corte del Rey houses are from 1973 and 1974; Dawn Ridge, on the rest of Calle de Oro, has its own guide. What to check
Most houses are 52 to 60 years old. Check the sewer line, the electrical panel, and permits for additions. Split-levels on slopes should get a drainage and foundation look.

Single-story houses of about 1,440 to 1,820 square feet sold for $922,000 to $986,000, and the 2,152-square-foot single-stories for $1,110,000 and $1,200,000. Split-levels of about 2,220 to 2,420 square feet sold for $848,000 to $1,180,000 depending on condition; one on Calle Zocalo sold for $913,000 in April 2025 and again for $1,180,000 in September 2025. The median was about $1,026,000. A 2,152-square-foot house on Calle Pinata is listed at $1,180,000.
