Get Market ReportSherman Oaks is one of the most sought-after neighborhoods on the south side of the San Fernando Valley, a City of Los Angeles community between Studio City and Encino where Ventura Boulevard, the 101 and the 405 all come together. Flat, tree-lined streets north of the boulevard give way to hillside homes with views south of it.
Sherman Oaks was subdivided beginning in 1927 by General Moses Sherman, a railway developer and part-owner of the Los Angeles Suburban Homes Company, which had bought much of the southern Valley. The neighborhood filled in through the 1940s and 1950s and was one of the first Valley communities to get its own identity separate from Van Nuys.
It is bounded roughly by the 101 and Van Nuys to the north, Studio City to the east, Encino to the west and the Santa Monica Mountains to the south. Ventura Boulevard is the commercial spine, with the Sherman Oaks Galleria at Sepulveda and a long run of restaurants and shops westward.
The flats between Ventura Boulevard and the 101, sometimes called the Chandler or Magnolia sections depending on the street, hold traditional and ranch houses from the 1930s to 1950s, many rebuilt as larger two-story homes. South of the boulevard, streets such as Longridge, Valley Vista and the canyons off Beverly Glen carry hillside and view homes at the top of the neighborhood price range.
Sherman Oaks also has one of the deepest condo markets in the Valley: mid-rise and garden-style buildings along Ventura Boulevard, Sepulveda Boulevard and the streets near the 405 interchange. Building age, HOA dues and earthquake retrofit status vary widely from one complex to the next.
Los Angeles Unified School District serves the neighborhood. Several elementary schools sit inside Sherman Oaks and the neighborhood also has a number of private and parochial campuses. Attendance boundaries follow streets, so a specific address should be checked against the current LAUSD school finder.
The 101 and 405 meet at the north-west corner of the neighborhood, which makes Sherman Oaks one of the most connected addresses in the Valley for commutes to the Westside, downtown and Burbank. That same interchange is the busiest in the region, so the streets nearest it carry traffic noise that buyers notice. Ventura Boulevard runs the full width of the neighborhood and Beverly Glen Boulevard and Coldwater Canyon cross the hills to the Westside.
