Malibu Neighborhoods Explained: Beachfront, Bluff and Canyon

“How much does a house in Malibu cost?” is an impossible question until you answer a different one: which Malibu? The city is a string of distinct neighborhoods, each with its own character, price tier and buyer. Here’s the map I give clients, running roughly the three tiers — beachfront, bluff and mesa, and canyon.

Beachfront: the top of the market

Malibu Colony is the famous gated beachfront enclave, celebrity turf since the 1920s. Carbon Beach — “Billionaire’s Beach” — is the narrow, ultra-luxury strip bisected by PCH where custom estates trade at the very top of the market. Broad Beach in western Malibu is a small, exclusive beachfront community of roughly a hundred properties. And Paradise Cove, at the mouth of Ramirez Canyon, is unusual: a beachfront mobile-home park where values still reach into the millions, alongside the landmark Sand Castle restaurant.

Bluff and mesa: ocean views, large lots

Point Dume is the signature bluff-and-mesa neighborhood — large half-acre-plus lots, ranch homes to modern compounds, and coveted deeded beach rights to Little Dume. Malibu Park is a coastal shelf of large lots with a strong equestrian character. Big Rock (Big Rock Mesa) in eastern Malibu offers contemporary estates on the bluffs with Catalina and coastline views. And Encinal Bluffs in the west holds secluded estates on large lots above the beach.

Canyon: rural character, relative value

Serra Retreat is a gated canyon community beside Malibu Creek — larger lots, a rural ranch feel, minutes from the pier. Las Flores Canyon in eastern Malibu is an eclectic mix of homes along a stream corridor. Canyon properties trade the immediacy of the sand for space, privacy and (usually) a lower entry price than the beachfront tiers.

One important boundary note

Sunset Mesa, at Malibu’s far eastern edge by the Pacific Palisades border, is often lumped in with Malibu but is actually unincorporated Los Angeles County, not within Malibu city limits. That distinction matters a great deal for permitting and post-fire rebuilding, which the County — not the City of Malibu — handles.

How the tiers price out

Rather than a single median, think in ranges by tier. The stat snapshot below reflects everything currently transacting citywide, which — as of this writing — includes a meaningful share of post-fire land and lot sales that pull the figure down. Use it as a floor-level reference, not a value for any specific home.
