Van Nuys is the central, urban heart of the Valley — denser, more diverse and more affordable than the hillside communities to its south, and the civic hub where much of the Valley’s government sits. For buyers priced out of Sherman Oaks or Studio City, it’s often the most realistic entry point into the same central-Valley geography.

The neighborhoods buyers ask about

Recognized residential pockets include Kester Ridge in the 91411 area. Two boundary notes matter here: Lake Balboa was carved out of western Van Nuys as its own community in 2007 (so it’s no longer “Van Nuys”), and Magnolia Woods was shifted into Sherman Oaks in 1991. Knowing where those lines fall can meaningfully change a home’s positioning and price.

Schools

Van Nuys is LAUSD. Van Nuys Senior High houses well-known magnet programs, and the area is dotted with neighborhood elementaries (Kittridge, Cohasset, Hazeltine, Sylvan Park). Birmingham Community Charter High is nearby, technically in Lake Balboa. Confirm assignments by address.

Landmarks and lifestyle

Van Nuys Airport is one of the world’s busiest general-aviation airports; the 1932 Art Deco Valley Municipal Building (Old Van Nuys City Hall) anchors the Valley’s civic center; and the Sepulveda Basin and nearby Lake Balboa/Anthony C. Beilenson Park provide the open space on the western edge.
