Get Market ReportSanta Monica is an independent beach city of about eight square miles surrounded by Los Angeles, with its own police, fire, schools and bus system, the Pier and Third Street Promenade, and one of the most expensive housing markets in the region. It runs from the bluffs and beach north of the Pier to the flats of Sunset Park and Ocean Park on the south, with a large condo and apartment stock in between.
Santa Monica was laid out in 1875 as a seaside resort and incorporated in 1886, and it has kept its independence from Los Angeles ever since. The Pier opened in 1909, the Promenade was pedestrianized in the 1960s and reinvented in 1989, and the city built a reputation for strong rent control, environmental rules and its own services. The Expo Line reached downtown Santa Monica in 2016.
The city divides into recognizable sections: North of Montana, the most expensive residential area, on the flats and bluffs above the Palisades; the downtown and Wilshire–Montana corridors of apartments and condos; Mid-City and Pico around Santa Monica College; and Sunset Park and Ocean Park on the south side toward Venice, with the beach and Main Street along the water.
North of Montana Avenue, the streets between San Vicente and the bluffs carry large traditional, Spanish and new homes on 50-by-150-foot and larger lots, and set some of the highest single-family prices in the county. Sunset Park and Ocean Park have smaller 1920s to 1950s houses on standard lots, with prices rising toward the beach.
Condos and apartments make up most of the city’s housing, from 1950s and 1960s buildings on the numbered streets to ocean-view towers along Ocean Avenue and new mid-rises downtown. The city’s rent control ordinance covers most apartments built before 1979, and its rules on condo conversions and tenant protections matter to investors.
The Santa Monica-Malibu Unified School District serves the city, with Santa Monica High School, two middle schools and neighborhood elementary schools, and Santa Monica College sits in the Pico district. Boundaries follow streets, so check a specific address with the district.
The 10 ends at the ocean in Santa Monica and connects east to the 405 and downtown Los Angeles, and Pacific Coast Highway runs north to Malibu. The Expo Line has three stations in the city, ending at downtown Santa Monica, and the Big Blue Bus covers the city and the Westside. Much of the city is walkable and bikeable, with the beach path running the full length of the shoreline.
