The community

Westpark was built in 1968, in the first years of the Westlake Village master plan, as a garden-style community of two-story buildings around greenbelts at the corner of Agoura Road and Lindero Canyon Road. Units are addressed by building on those two roads. White Oak Elementary, the shops along Agoura Road and the lake are close.

Three unit types are on file: a small one-bedroom (about 473 square feet), a larger one-bedroom (about 910 square feet) and a two-bedroom, two-bath (about 1,158 square feet). All are on one level.

The association

The association maintains the building exteriors and roofs, the grounds and guest parking. Dues have risen from about $395 a month several years ago to $545 to $710 on recent sales. Ask for the budget, the reserve study and the master insurance policy, and have your lender confirm the project qualifies for your loan.

Schools

Westpark is in the Las Virgenes Unified School District: White Oak Elementary, Lindero Canyon Middle School and Agoura High School. Confirm the assignment for a specific address with the district.

Getting around

The 101 at Lindero Canyon Road is a minute away. Shops, restaurants and the lake are within walking distance.

What to check in a 1968 condo

Unrenovated units may have galvanized supply lines, older panels and single-pane windows. Units in upper and lower floors share floors and ceilings, so ask about any past leaks. The CC&Rs spell out what the association maintains and what the owner does.

How it compares

Village Greens, on the Ventura County side, has similar-sized units in a similar range, in Conejo Valley Unified. Hidden Canyon, north of the freeway, has larger townhomes for more. Westpark is the least expensive way into the City of Westlake Village with Las Virgenes schools.
