Hidden Canyon is the largest attached community in Westlake Village: about 650 condominiums and townhomes on Via Colinas, north of Thousand Oaks Boulevard on the Ventura County side, built from 1985 to 1988. Units run from about 860 to 1,435 square feet, most of them two-bedroom, two-story townhomes. With so many units, it is also the busiest market in Westlake Village, with a sale most months.

The homes

The community

Hidden Canyon is a single street, Via Colinas, which loops up the hillside through groups of two-story buildings and parking courts. It was built in seven phases from 1985 to 1988. Position matters: upper units and those facing open hillside tend to sell for more than those on the lower loop.

Unit types

No plan sheets are on file, but the units repeat a handful of sizes. The smallest, about 856 and 984 square feet, are one- and two-bath two-bedrooms, some on one level. The most common are two-bedroom, two-bath townhomes of about 1,187 and 1,251 to 1,255 square feet. The largest are three-bedroom townhomes of about 1,332 and 1,435 square feet with two and a half baths.

Owning here

The association

The association maintains the building exteriors, roofs, grounds and common areas. Dues were about $477 a month in late 2024 and $562 on most 2025–2026 sales. Ask for the budget, the reserve study and the master insurance policy, and have your lender confirm the project qualifies for your loan.

Schools

Hidden Canyon is in the Conejo Valley Unified School District. Listings show Westlake Hills or Westlake Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.

Getting around

Thousand Oaks Boulevard and Lindero Canyon Road lead to the 101 in a few minutes, with shopping along Thousand Oaks Boulevard and Russell Ranch Road close by.

What to check in a late-1980s unit

Original furnaces, water heaters and windows are due or already replaced. Check for signs of water intrusion at shared walls and ceilings, and read the CC&Rs for who maintains what.

Recent sales

28 units sold between October 2024 and August 2026, from $495,000 to $770,000, with a median of $687,500. The 856-square-foot units sold from $495,000 to $558,000; the two-bedroom townhomes of about 1,190 to 1,255 square feet mostly between $640,000 and $755,000; and the three-bedroom townhomes between $710,000 and $770,000.

How it compares

Village Greens, south of the freeway near the lake, has smaller 1972 units at lower prices. Renaissance, near Russell Ranch Road, has detached gated homes starting around $900,000. Hidden Canyon has the largest supply of townhomes in Westlake Village, so a buyer can usually choose among several at once.
