The community

Westlake Bay is a group of buildings stepping down from South Westlake Boulevard to the water. Addresses are a building number with a unit letter. Units lower on the slope and closer to the lake tend to have the better views.

The floor plans

Ten original plan sheets are on file, each named for a bay: Half Moon, Monterey, Jamaica, Malibu, Montego, Bristol and Hudson’s, with variations. They are split-level plans on two to four levels. The most common size in recent sales is about 1,936 square feet—a two-bedroom, two-and-a-half-bath plan.

The association and the lake

The association maintains the buildings, grounds, docks, clubhouse and fitness room. Dues are high for the size of the units, $825 to $925 a month on recent sales, partly because of the docks and lakefront. Ask for the budget, the reserve study and the master insurance policy, and confirm dock access and any Westlake Lake Management Association charges.

Schools

Westlake Bay is in the Conejo Valley Unified School District. Listings show Westlake Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.

Getting around

Westlake Boulevard runs north to the 101 in a few minutes, past the shops at Agoura Road and Townsgate Road.

What to check in a 1970s condo

Units that have not been updated may have original supply lines, older panels and single-pane windows. Multi-level plans mean stairs throughout. The CC&Rs spell out what the association maintains and what the owner does.

8 units sold between December 2024 and September 2026, from $745,000 to $1,115,000, with a median of $974,500. The 1,936-square-foot two-bedroom sold four times, from $790,000 to $1,115,000, depending on condition and position.

How it compares

Westshore and Northshore, also on the lake, have single-level attached homes with lower dues. Lakeshore, on the east end, has larger attached homes with lake access in Las Virgenes Unified. Westlake Bay offers lake living in a condominium, with stairs and higher dues.
