The homes

The community

Watergate was built in 1971 and marketed as Watergate Homes, one of the first attached communities in Westlake Village. The homes are in single-story rows along Lake Harbor Lane and Watergate Road, with garages and private patios, and a pool in the middle. Lakeshore is next door, and the lake, The Landing and White Oak Elementary are a short walk.

The floor plan

One plan was built: a single-level two-bedroom, two-bath home of about 1,131 square feet, with a few slightly larger at about 1,190. There are no steps inside. Because the plan is the same, condition and position decide the price.

The builder’s text on the sheet describes a heated pool with a 2,000-square-foot sun deck, a circular therapeutic pool, a gazebo and a gas firepit, and a maintenance payment that covered the lawn, the watering, the hedges and the exterior painting.

The association

The association maintains the building exteriors and roofs, the grounds and the pool. Dues have risen from about $380 a month several years ago to $640 on the 2025 sale. Ask for the budget, the reserve study and the master insurance policy, and have your lender confirm the project qualifies for your loan.

Schools

Watergate is in the Las Virgenes Unified School District: White Oak Elementary, Lindero Canyon Middle School and Agoura High School. Confirm the assignment for a specific address with the district.

Getting around

Lakeview Canyon Road and Lindero Canyon Road lead to the 101 in a few minutes.

What to check in a 1971 home

Unrenovated units may still have galvanized or original copper supply lines, cast-iron drains, older panels and single-pane windows. The CC&Rs spell out what the association maintains and what the owner does.

How it compares

Village Glen, on the Ventura County side, has a similar single-level two-bedroom plan for a little less, in Conejo Valley Unified. Lakeshore, next door, has larger homes with lake access for more. Watergate is one of the few single-level homes near the lake with Las Virgenes schools.
