North Ranch is the part of Westlake Village north of the 101 built around the private North Ranch Country Club, in the City of Thousand Oaks. It holds about two dozen named neighborhoods, from townhomes to guard-gated estates, plus several hundred custom homes on individual lots. Homes here have Westlake Village addresses and are in the Conejo Valley Unified School District.

The gaps between them are the club, the open space and the streets that were never part of a tract. Smaller labels mark the other Westlake Village neighborhoods.

Where is North Ranch?North of the 101 in the City of Thousand Oaks, around the North Ranch Country Club, roughly between North Westlake Boulevard and Kanan Road and Lindero Canyon Road. Addresses read Westlake Village 91362.
When was it built?From the late 1970s into the 2020s, one tract or custom lot at a time. The club opened in 1974.
What kinds of homes?Townhomes (Braemar Townhomes, Kensington Park, Clubview, Fairgreen, North Ranch Village), 1979–1990 tract homes (Ben Johnson Fairway, Masters Series, Braemar, Crescent Oaks, Whitehawk), gated neighborhoods of the 1990s and 2000s (Signature Collection, North Pointe) and custom and estate homes, including guard-gated Country Club Estates.
Is the golf club part of the neighborhood?It is at the center of North Ranch, but it is private, and membership is separate from owning a home. The club opened in 1974 with a Ted Robinson–designed course and now has 27 holes.
Is North Ranch gated?Partly. Country Club Estates has a staffed gate. Several smaller neighborhoods have card or code gates, including Signature Collection, North Pointe, Braemar Townhomes, Kensington Park, Meadow Oaks, Emerald Forest, Island Forest, Fairway Estates, Oak Place and The Estates at North Ranch. Most streets are open.
What are the HOA dues?They range from about $120 a quarter on many tract streets to about $2,950 a quarter in Country Club Estates. Each neighborhood guide lists its dues.
Which schools?Conejo Valley Unified. Listings for most of North Ranch show Westlake Hills Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
What are homes selling for?About 145 homes sold in North Ranch between September 2024 and September 2026, from about $780,000 for townhomes to $13,000,000, with a median of about $1,770,000. Detached homes sold at a median of about $2,480,000.

The North Ranch tracts, one by one

North Ranch is about two dozen tracts, and each has its own guide with the sale record, the fees, the schools and a map drawn to its parcels. Westlake Hills, Northgate and Tiffany Oaks, on the edges of the club tracts, are included as part of the North Ranch area. The cards run from the townhome tracts to the gated estates.

The neighborhoods

How North Ranch was built

North Ranch was developed on ranch land north of the Ventura Freeway after the North Ranch Country Club opened in 1974. Unlike the Westlake Village tracts south of the freeway, much of it was sold as individual lots, and the rest was built as small tracts over three decades. The result is a patchwork of neighborhoods, each with its own era, lot size and association.

Townhomes

North Ranch Village (1989) is the least expensive way in. Clubview (1981) and Fairgreen (1983–84) sit beside the course. Braemar Townhomes (1986–92), Meadow Oaks (1987) and Kensington Park (1990–96) are gated communities at the east end.

Tract homes

Ben Johnson Fairway (1979–80), Fairway Oaks (1983–86) and Masters Series (1988–89) are around the course. At the east end are Braemar, Crescent Oaks and Whitehawk, all from the late 1980s, plus Tiffany Oaks and The Meadows.

Gated and estate homes

Country Club Estates is the guard-gated estate section. High Country has two-acre lots on the ridge above the club. The North Ranch custom streets hold about 500 individually built homes. Small gated enclaves include Emerald Forest, Island Forest, Fairway Estates, Oak Place and The Estates at North Ranch. At the north end of North Westlake Boulevard are North Pointe and Signature Collection.

Living here

Schools

North Ranch is in the Conejo Valley Unified School District. Listings for most neighborhoods show Westlake Hills Elementary, Colina Middle School and Westlake High School. Confirm the assignment for a specific address with the district.

Getting around

North Westlake Boulevard, Lakeview Canyon Road, Lindero Canyon Road and Kanan Road all run south to the 101 in a few minutes. Shopping is along Thousand Oaks Boulevard and Russell Ranch Road.

Hillside living

Many North Ranch lots back onto open hillside. Check brush-clearance requirements and get an insurance quote early in escrow.
