Fairway Oaks is a single street of about 35 detached homes on Rayburn Street, off Kanan Road on the north side of the North Ranch Country Club, built from 1983 to 1986. The street
Fairway Oaks is one street of detached homes built from 1983 to 1986 along the north edge of the North Ranch Country Club, with High Country on the ridge above. Lot sizes vary a great deal along the street, and the larger lots on the club side sell for the most. Club membership is separate.

No plan sheets are on file. The sales record shows three-bedroom plans of about 2,577 to 2,893 square feet, a four-bedroom of about 3,331 square feet, and larger homes of about 4,450 to 4,640 square feet.

The association
Dues were about $100 a quarter in 2020 and $350 to $360 on the 2025–2026 sales. The association maintains greenbelts and common landscaping and reviews exterior changes.
Schools
Fairway Oaks is in the Conejo Valley Unified School District. Listings show Westlake Hills Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
Getting around
Kanan Road and Lindero Canyon Road lead south to the 101.
What to check in a mid-1980s home
Original panels, windows, HVAC and roofs may be due. Homes along the course should be checked for stray-ball damage.

5 homes sold between March 2025 and July 2026, from $1,225,000 to $2,680,000, with a median of $1,860,000. The top sale, $2,680,000 in August 2025, was a 3,331-square-foot four-bedroom on a 17,859-square-foot lot. Three-bedroom homes of about 2,840 to 2,900 square feet sold from $1,747,000 to $2,050,000.
How it compares
Masters Series and Ben Johnson Fairway, also around the club, have smaller homes on smaller lots at lower prices. High Country, on the ridge above, has two-acre estate lots. Fairway Oaks offers larger 1980s homes along the course.
