Ben Johnson Fairway is a North Ranch tract of about 112 detached homes on small lots, built in 1979 and 1980 on streets named for golf: Tam O’Shanter Drive, Ryder Cup Drive, Royal Saint George Drive, Plum Hollow Circle, Walker Cup Circle, Cherry Valley Circle and Golf Course Drive. It sits off Lakeview Canyon Road beside the North Ranch Country Club course, in the City of Thousand Oaks with Westlake Village addresses. Dues are low and there is no gate.

Ben Johnson Fairway was among the first tracts built around the North Ranch Country Club, in 1979 and 1980. Tam O’Shanter Drive holds the most homes, with Ryder Cup Drive, Royal Saint George Drive, Plum Hollow Circle, Walker Cup Circle, Cherry Valley Circle and Golf Course Drive around it. The houses are detached but close together on small lots, and some listings describe them as townhomes for that reason.
The homes
No plan sheets are on file. The sales record shows a single-story plan of about 1,930 to 2,200 square feet with two or three bedrooms, and two-story plans of about 2,460, 2,650 and 2,900 square feet with three or four bedrooms. The most common size in recent sales is 2,651 square feet—a two-story, four-bedroom, three-bath plan.

The association maintains the greenbelts and common landscaping and reviews exterior changes. Dues have ranged from about $114 to $250 a quarter in listings; most 2025–2026 sales show $195 to $250. The golf club is private and membership is separate.
Schools
Ben Johnson Fairway is in the Conejo Valley Unified School District. Listings show Westlake Hills Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
Getting around
Lakeview Canyon Road runs south to the 101 in a few minutes, past Westlake High School.
What to check in a 1979–80 home
Check for original panels, single-pane windows, aging roofs and original HVAC. Homes on the golf course should be checked for stray-ball damage to windows and roofs.

Recent sales
7 homes sold between April 2025 and April 2026, from $1,125,000 to $2,479,950, with a median of $1,525,000. The top sale, $2,479,950 in April 2025, was a remodeled 2,898-square-foot home on Royal Saint George Drive. Single-story homes sold for $1,180,000 and $1,225,000.

Masters Series and Fairway Oaks, also around the club, have newer homes at higher prices. Ben Johnson Fairway is the least expensive detached North Ranch neighborhood near the course.
