Most of North Ranch was sold as individual lots rather than as tracts, and about 500 homes on those streets were built one at a time from the late 1970s on. They range from 1970s single-story ranch houses to new estates, mostly on lots of a third of an acre to an acre, on streets such as Cresthaven Drive, Valley Spring Drive, Larkfield Avenue, Upper Ranch Road, Windy Mountain Avenue and South Rim Street. They are in the City of Thousand Oaks with Westlake Village addresses.

The homes
How North Ranch was built
North Ranch was developed on ranch land north of the 101 around the North Ranch Country Club. Unlike the Westlake Village tracts to the south, much of it was sold as individual lots, each built by its owner. The first custom streets, west of the club off North Westlake Boulevard and Lakeview Canyon Road, filled in during the late 1970s and early 1980s: Cresthaven Drive, Deep Wood Drive, Skelton Canyon Circle, Valley Spring Drive, Larkfield Avenue and Upper Ranch Road. The Windy Mountain Avenue, South Rim Street and Long Shadow Court area, toward Kanan Road, followed in the mid-to-late 1980s.
Because every lot was built separately, a single street can hold a 1978 ranch house next to a 2020s rebuild. Named tracts such as Masters Series, Whitehawk and Country Club Estates sit among and around the custom streets.
The homes
There are no shared plans. Older homes on the western streets are often single-story ranch houses of about 3,300 to 4,000 square feet on half-acre lots; homes from the mid-1980s on are more often two-story and 4,500 square feet or larger. Rebuilds and major remodels are common.
Owning here
Associations
Some streets have a small association that maintains greenbelts and reviews exterior changes; recent sales show dues of about $61 to $227 a quarter. Others have none. The title report and disclosures say which applies. The country club is private, with separate membership.
Schools
The custom streets are in the Conejo Valley Unified School District. Listings show Westlake Hills Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
Getting around
North Westlake Boulevard, Lakeview Canyon Road, Lindero Canyon Road and Kanan Road all lead south to the 101 in a few minutes.
What to check
With homes from 1978 to the present, every inspection is different. Older homes may have original panels, supply lines and roofs; many have had additions, so compare permits with the City of Thousand Oaks. On hillside lots, check drainage, slopes and brush clearance, and get an insurance quote early.
