Crescent Oaks is a North Ranch tract of about 65 two-story homes built in 1988 and 1989 on Misty Creek Road and the courts around it, on the hillside at the east end of North Ranch above Braemar. Crescent Oaks is two recorded tracts built in 1988 and 1989 on the hillside at the east end of North Ranch. Misty Creek Road is the main street, with courts off it. Lots are larger at the ends of the courts, and homes on the downhill side have the views.

No plan sheets are on file, but the sales record is unusually consistent: nearly every home is a two-story plan of about 3,330 square feet with five bedrooms and three baths. A smaller plan of about 2,700 to 2,840 square feet with four bedrooms also appears. With one plan on most lots, the lot, the view and the condition make the difference.

Getting around

Lindero Canyon Road runs south to the 101. Oak Park is a short drive east.

Original HVAC, water heaters and pool equipment are due or already replaced; check tile-roof underlayment and window seals. On hillside lots, check drainage, slopes and brush clearance, and get an insurance quote early.

Four sales between October 2024 and August 2026 ran from $2,120,000 to $2,675,000, with a median of $2,617,000. A 3,330-square-foot home on Grey Feather Court sold for $2,675,000 in April 2026. A 2,839-square-foot home on a 24,480-square-foot lot on Crooked Trail Place sold for $2,559,000 in June 2025 and $2,675,000 in August 2026.

How it compares

Whitehawk, nearby, has larger homes on larger lots at higher prices. Braemar, below, has smaller homes at lower prices with the same dues. Crescent Oaks is a large five-bedroom home with views and nominal dues.
