Kensington Park was the last of the gated townhome communities built at the east end of North Ranch, from 1990 to 1996. Five streets sit behind the gates, with Westcreek Lane holding the most homes. End units and homes facing open space sell for more.

The sales record shows three sizes: about 1,948 square feet with two or three bedrooms, about 2,113 square feet with three bedrooms, and about 2,512 to 2,579 square feet with four bedrooms. The most common is the 2,113-square-foot three-bedroom, two-and-a-half-bath plan.

The association

The association maintains the gates, building exteriors and roofs, and the grounds. Dues were $564 to $654 a month on recent sales. Ask for the budget, the reserve study and the master insurance policy.

Schools

Getting around
