Thistleberry

Thistleberry covers the older lots on the hill above the west end of the lake, recorded decades before the country club was built around them. Upper Lake Road holds the most homes. Many original cabins and small houses have been remodeled or replaced, so a street can mix a 1950s cottage with a 2016 house. The lake view and the road access make the most difference in price.

Every house is different. Older homes of about 1,300 to 1,800 square feet with two or three bedrooms sit next to newer houses of about 3,000 to 4,200 square feet with four bedrooms.

There is no neighborhood association, but homes belong to the Lake Sherwood lake association, which manages the private lake. A 2023 listing showed $1,554 a year. Ask for the current figure and what it covers.

Thistleberry is in the Conejo Valley Unified School District. Listings show Westlake Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.

Potrero Road runs east to Westlake Boulevard and the 101, about ten minutes away.

Older homes may have original wiring, plumbing and foundations, and some have been added to over the years; check permits with Ventura County. On the hillside, check drainage, slopes and brush clearance, and get an insurance quote early.

6 homes sold between December 2024 and August 2026, from $2,000,000 to $3,850,000, with a median of $2,822,500. Older homes of about 1,300 to 1,800 square feet sold from $2,000,000 to $2,395,000; newer homes of about 3,100 to 4,250 square feet on Stafford Road from $3,250,000 to $3,850,000.

The lakeside homes on Lake Sherwood Drive, on the water, sell for more. Sherwood Country Club, around the golf course, has larger homes at much higher prices. Thistleberry is the most varied and often least expensive way to live at the lake.
