Where Sycamore Canyon is

The history of Sycamore Canyon: how the tract was built

Sycamore Canyon Estates was one of the last tracts built on the Los Angeles County side, on the canyon floor off Lindero Canyon Road in 2002 and 2003. The land had stayed open through the first decades of the master plan, and when it was built it was built to the standard of the early 2000s: four residence plans of 4,200 to 4,600 square feet, a guard gate rather than a card gate, and lots of 11,000 to 29,000 square feet along a single loop road.

The developer is not confirmed in any source Gary Jacobs has been able to verify; the builder’s plan sheets survive without a builder’s name in the archive copy. What they show is four residences — one single story, three two-story — each drawn with variations, and the tract as built matches them: the sale record runs from 4,229 to 4,602 square feet, with three-, four- and five-bedroom configurations of the same four plans.

Four residences are on file. Residence 1 is the single-story plan around an entry courtyard; Residences 2, 3 and 4 are two story, with the master suite downstairs in Residence 2 and upstairs in 3 and 4. The sale record shows the 4,229-square-foot plan as a three-bedroom at $2,899,999 in May 2024, the top of the record; the 4,492-square-foot plan as a four-bedroom at $2,725,000 in July 2023 and a five-bedroom at $2,300,000 in November 2022; and the 4,602-square-foot plan as a five-bedroom on Caitlyn Circle at $2,625,000 in October 2022. All five recorded sales are two story; the single-story Residence 1 has not traded since 2020.

Sycamore Canyon streets and how the tract is laid out

Sycamore Canyon Drive loops through the tract from the guard gate and carries four of the five sales; Caitlyn Circle is the cul-de-sac off it. The lots run from about 11,200 to 28,600 square feet, median about 21,600, which is half an acre; the larger ones back onto the canyon slopes. There is one entrance, staffed, and no through traffic.

Why people move to Sycamore Canyon

The first reason is the gate with a guard in it, which no other tract on this side of the community has. The second is the plans: four residences on file, so a buyer can know the house from the listing’s square footage. The third is the age, 2002 and 2003, with the systems work of the older tracts still years away. The fourth is the consistency: five sales in a $600,000 band, which makes pricing a matter of lot and condition rather than guesswork.

Living in Sycamore Canyon

The Sycamore Canyon HOA: dues, rules and monthly costs

Listings report the fee at $600–$660 a month. The fee carries the guard gate and its staffing, the private streets, the common landscaping and, per listings, the hiking trails and guest parking; the gate is the largest line in the budget.

What the association covers and what the CC&Rs restrict is not confirmed in any source Gary Jacobs has been able to verify. Take the budget, the reserve study, the insurance certificate and the CC&Rs from the seller’s disclosure package, read the minutes for any special assessment or litigation, and confirm the current fee with the manager before removing a contingency.

Schools serving Sycamore Canyon: district, elementary, middle and high

Los Angeles County side of Westlake Village, so Las Virgenes Unified: White Oak Elementary, Lindero Canyon Middle School and Agoura High School are the assignments listings give for this side of the city. Confirm the exact address with the district locator; the county line is also the district line, and it runs through the middle of the community.

Parks, trails and everyday life in Sycamore Canyon

Westlake Village runs on the lake and the promenade: the Landing and the Westlake Village Inn on the water, the shops and restaurants along Agoura Road and Westlake Boulevard, the YMCA, the community park, and Triunfo Creek and the Santa Monica Mountains trails within a few minutes. The Ventura Freeway crosses the middle of the community, and most tracts are five minutes from an on-ramp; the drive to the Westside is the same forty minutes to ninety it is from anywhere in the Conejo Valley.

Commuting from Sycamore Canyon: freeway access and the daily drive

The Ventura Freeway is the spine of the Conejo Valley, and this tract is a few minutes from an on-ramp. Errands are along Agoura Road, Westlake Boulevard and Lindero Canyon Road; the Westside is forty minutes on a good day and ninety on a bad one, and a buyer who commutes should time it at 7:30 in the morning before deciding.

Sycamore Canyon home prices and the market

Sycamore Canyon home prices and the current market

The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.

No homes in the tract have sold through the MLS in the two years through September 2026. Five sales are on record from October 2022 through May 2024, from $2,300,000 to $2,899,999 with a median of $2,677,000. The top of the record is $2,899,999 on Sycamore Canyon Drive in May 2024 for a 4,229-square-foot three-bedroom; $2,725,000 on Sycamore Canyon Drive in July 2023 for a 4,492-square-foot four-bedroom. The bottom is $2,625,000 on Caitlyn Circle in October 2022; $2,300,000 on Sycamore Canyon Drive in November 2022.

The shape of the six years is the same as the rest of the Conejo Valley: sharp appreciation from 2020 into 2022 and a band since, with the premium inside the band going to the plan, the lot, the view and the renovation. A record this short should be read as a range rather than a trend; Gary Jacobs keeps the full sale-by-sale history and can say where a given house sits in it.

Renting in Sycamore Canyon: leases and rental prices

No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent for Sycamore Canyon; a current figure should come from the leasing agents who work these streets. Each association’s leasing rules — minimum terms, caps, pet rules — should be read before buying as an investment.

What inspectors find in Sycamore Canyon homes

These homes date from 2002 to 2003, and the inspection carries the 2000-era list: original furnaces, water heaters and condensers at end of life, original appliances, and the builder-grade window, slab and stucco questions of any production house of the period. Slope lots add drainage and retaining-wall questions that a general inspector will flag but a geotechnical engineer should answer; pools of this age often have original equipment and plaster. None of this is unusual; all of it is negotiable if it is found before the contingency comes off rather than after.

Remodels that add value in Sycamore Canyon

In a tract of this era the remodels that return their cost are the ones that bring a 2000s plan to the way people live now: the kitchen opened to the family room, the primary bath and closet, the floors and the glass, and, on the right lot, the pool. What does not return its cost is the addition that pushes the house past what the street will support; the record shows the top sales are renovated versions of the original plans on the better lots, not the biggest houses.

The comparison is the other gated tracts of the community. Sycamore Canyon is the only guard-gated tract of the group, and it trades at the top of it.

What to weigh before buying in Sycamore Canyon

Start with the association package, because the guard is the fee: the budget, the reserves and the staffing contract. Then the plan, from the sheets, and whether the master is up or down. Then the lot, since half the record is on Sycamore Canyon Drive and the lot size doubles across the tract. Then the house, with the inspector briefed for the early 2000s: water heaters, condensers and roof underlayment coming due.

Who buys in Sycamore Canyon

Move-up families first, from Three Springs and the lake tracts into a newer house behind a guard. Buyers comparing the gated tracts of both counties second, who take the Las Virgenes district and the guard over the Conejo Valley district. Executives relocating third, for whom the gate and the four-car garage are the brief.

Buying or selling in Sycamore Canyon: practical notes

For a buyer, read the plan off the square footage and the level, take the association package from the disclosures before the inspection, and brief the inspector for the 2000s. Pull the permit history of any addition, pool or converted garage from the county. Confirm the school assignment for the exact address.

For a seller, the comparable is the same plan, and the top of the record — $2,899,999 — is the renovated house on the better lot. Price to the record for the plan, say the association fee and the school assignment in the first lines of the listing, and let the condition argue for the top of the band.
