Where Southridge Trails is

The history of Southridge Trails: how the tract was built

Southridge Trails was recorded as tract 743 and built from 1978 on the ridge above Lindero Canyon Road, one of the hillside tracts that followed the lake basin in the second phase of the master plan. The original marketing set survives in the Conejo Simi Moorpark Association of Realtors archive: four plans and a series of lot-by-lot sheets, each naming the plan and the elevation assigned to the lot, which is how the tract was sold. Some lots were built later, and the 1996 house on Canterhill Place that sold for $3,440,000 in July 2024 is one of them.

The developer is not confirmed in any source Gary Jacobs has been able to verify. What the record shows is about 79 houses, four- and five-bedroom plans of 3,000 to 3,800 square feet plus larger later houses, on lots of 16,000 square feet to over an acre, with no association fee reported in the sales.

The four original plans are on file and reproduced below, with ten of the lot sheets. The sale record shows 2,959-, 3,726- and 3,818-square-foot four- and five-bedrooms, and a 6,090-square-foot four-bedroom on Ridgeford Drive on a 54,025-square-foot lot — an acre and a quarter — that sold for $1,850,000 in November 2024, the largest house and lot in the record at the second-lowest price, which says the house rather than the land set that price. All four recorded sales are two story.

Southridge Trails streets and how the tract is laid out

Ridgeford Drive runs along the ridge and carries two of the four sales; Canterhill Place is the cul-de-sac off it with the other two. The lots run from about 16,100 square feet to 54,000, median about 17,300, with the largest at the ends of the streets against the open space. There is no gate and no through traffic.

Why people move to Southridge Trails

The first reason is the land: lots of a third of an acre to over an acre with no association and no gate, which is rare on the Los Angeles County side. The second is the drawings: a buyer can identify the plan and the elevation of most houses from the original set. The third is the position, on the ridge above Lindero Canyon Road with the freeway five minutes down the hill. The fourth is the price against Westlake Trails and Three Springs for the same size of house.

The Southridge Trails HOA: dues, rules and monthly costs

No association fee appears in the recorded sales, which means the constraint on an owner is the city and county permit process rather than an architectural committee. Confirm with the title report that no association or CC&Rs attach to the specific parcel.

Schools serving Southridge Trails: district, elementary, middle and high

Los Angeles County side of Westlake Village, so Las Virgenes Unified: White Oak Elementary, Lindero Canyon Middle School and Agoura High School are the assignments listings give for this side of the city. Confirm the exact address with the district locator; the county line is also the district line, and it runs through the middle of the community.

Parks, trails and everyday life in Southridge Trails

Westlake Village runs on the lake and the promenade: the Landing and the Westlake Village Inn on the water, the shops and restaurants along Agoura Road and Westlake Boulevard, the YMCA, the community park, and Triunfo Creek and the Santa Monica Mountains trails within a few minutes. The Ventura Freeway crosses the middle of the community, and most tracts are five minutes from an on-ramp; the drive to the Westside is the same forty minutes to ninety it is from anywhere in the Conejo Valley.

Commuting from Southridge Trails: freeway access and the daily drive

The Ventura Freeway is the spine of the Conejo Valley, and this tract is a few minutes from an on-ramp. Errands are along Agoura Road, Westlake Boulevard and Lindero Canyon Road; the Westside is forty minutes on a good day and ninety on a bad one, and a buyer who commutes should time it at 7:30 in the morning before deciding.

Southridge Trails home prices and the market

Southridge Trails home prices and the current market

The figures in this section were current when this guide was last reviewed. The sale record in the facts above and the listings below are drawn live from the MLS each time the page loads.

In the two years through July 2026, 5 homes in the tract sold through the MLS, at prices from $1,850,000 to $3,680,000 and a median of $2,762,500. The top of the record is $3,680,000 on Glenbridge Road in June 2025 for a 5,455-square-foot five-bedroom; $3,440,000 on Canterhill Place in July 2024 for a 3,818-square-foot five-bedroom; $2,100,000 on Ridgeford Drive in May 2024 for a 3,726-square-foot four-bedroom. The bottom is $1,850,000 on Ridgeford Drive in November 2024; $1,650,000 on Canterhill Place in March 2023.

The shape of the six years is the same as the rest of the Conejo Valley: sharp appreciation from 2020 into 2022 and a band since, with the premium inside the band going to the plan, the lot, the view and the renovation. A record this short should be read as a range rather than a trend; Gary Jacobs keeps the full sale-by-sale history and can say where a given house sits in it.

Renting in Southridge Trails: leases and rental prices

No lease is recorded in the MLS sources this guide draws on, so it does not quote a rent for Southridge Trails; a current figure should come from the leasing agents who work these streets. A detached house in this district at this size is a scarce rental, and the tenants it draws are families relocating for the schools who want a year or two to buy.

What inspectors find in Southridge Trails homes

These homes date from 1978 to 1996, and the inspection carries the 1970s list: galvanised or early copper supply lines, original panels, single-pane windows where not replaced, original furnaces and water heaters, wood-shake roofs long since replaced but sometimes with the sheathing still original, and cast-iron or clay sewer laterals. Slope lots add drainage and retaining-wall questions that a general inspector will flag but a geotechnical engineer should answer; pools of this age often have original equipment and plaster. None of this is unusual; all of it is negotiable if it is found before the contingency comes off rather than after.

Remodels that add value in Southridge Trails

In a tract of this era the remodels that return their cost are the ones that bring a 1970s plan to the way people live now: the kitchen opened to the family room, the primary bath and closet, the floors and the glass, and, on the right lot, the pool. What does not return its cost is the addition that pushes the house past what the street will support; the record shows the top sales are renovated versions of the original plans on the better lots, not the biggest houses.

The comparison is the other big-lot tracts of the Los Angeles County side. Westlake Trails, 1970 to 1995, is 3,800-square-foot houses at a median of $2,425,000 with no fee. Parkwood Estates, 1973 to 1978 above the lake, is 2,900- to 3,800-square-foot houses, more than half single story, at a median of $2,112,500 with a nominal fee. Three Springs, 1988 to 1991, is 3,300- to 3,650-square-foot houses at medians of $2,075,000 to $2,280,000. Southridge Trails now trades above the group at the median, $2,762,500 over the last two years, with the largest lots.

What to weigh before buying in Southridge Trails

Start with the lot, because the record shows an acre-and-a-quarter parcel selling near the bottom: the slope, the usable area and the drainage matter more than the acreage. Then the house, with the inspector briefed for the late 1970s and a geotechnical engineer on any slope. Then the plan, from the sheets. Then the absence of an association, which means the city permit history is the only record of what was built.

Who buys in Southridge Trails

Families first, for a big house on a big lot in the Las Virgenes district. Renovators second, for the original 1978 plans at the bottom of the record. Buyers who want land without a gate or a fee third.

Buying or selling in Southridge Trails: practical notes

For a buyer, read the plan off the square footage and the level, walk the lot before the house, and brief the inspector for the 1970s. Pull the permit history of any addition, pool or converted garage from the county. Confirm the school assignment for the exact address.

For a seller, the comparable is the same plan, and the top of the record — $3,680,000 on Glenbridge Road in June 2025 — is a 5,455-square-foot house. Price to the record for the plan, say the lot size and the school assignment in the first lines of the listing, and let the condition argue for the top of the band.
