Oak Forest

Oak Forest was laid out in the 1970s as a gated community of manufactured homes on individually owned lots, on the hillside off Triunfo Canyon Road south of the lake. Sherwood Drive is the main loop, with Little John Lane, Merry Oak Lane, Robin Hood Place and Lane, Nottingham Road and smaller streets off it. Most homes were placed from 1975 to 1977; a group was replaced around 1997, and a few newer houses have gone up since.

Nearly all homes are single-level, most of them two or three bedrooms of about 1,250 to 2,200 square feet. Newer replacements tend to be larger. Because they are manufactured homes, how each is titled and whether it is on a permanent foundation affects financing and insurance.

The association maintains the gate, the private streets and common areas. Dues were $299 a month in 2020 and $418 on the 2024–2026 sales. Ask for the budget, the CC&Rs and the rules on replacing or adding to a home.

Loans for manufactured homes depend on how the home is titled and installed. A home on a permanent foundation and recorded as real property can qualify for conventional financing; one titled as personal property needs a different kind of loan. Ask your lender early, and check how the home is recorded with the county and the state.

Oak Forest is in the Las Virgenes Unified School District: White Oak Elementary, Lindero Canyon Middle School and Agoura High School. Confirm the assignment for a specific address with the district.

Have a manufactured-home inspection that covers the foundation or support system, tie-downs, roof, plumbing and electrical, and confirm permits for any additions.

14 homes sold between November 2024 and April 2026, from $372,500 to $1,110,000, with a median of $799,500. Most original homes of about 1,500 to 2,300 square feet sold between $730,000 and $891,000. The top sale was $1,110,000 for a 2,080-square-foot home built in 2020 on Sherwood Drive.

Oak Forest is the least expensive gated community in Westlake Village and one of the few places to buy a single-level detached home with Las Virgenes schools for under $1,000,000. The condominium communities near the lake, such as Watergate and Summer Shores, are the other options in that price range.
