Most homes are manufactured homes of about 1,000 to 2,000 square feet, with two or three bedrooms. Some are on permanent foundations, and several have been replaced with newer homes, including ones from 1997, 1998, 2016 and 2020 that sold as single-family residences. County records show lots of about 2,200 to 42,000 square feet, most near 5,700.

Buying a manufactured home is not the same as buying a site-built house. How the home is titled and whether it sits on a permanent foundation affect which loans are available, the down payment and the property tax, and insurance works differently too. Ask the listing agent how the home is titled, and bring in a lender who finances manufactured homes early.

Oak Forest is a gated community off Sherwood Drive in the City of Westlake Village. Its streets carry Sherwood Forest names, from Little John Lane and Robin Hood Place to Nottingham Road, Friars Lane and Archery Way. Los Angeles County records show about 198 residential lots on one tract, all classed as mobile home lots, with most homes placed from 1972 to 1977.

Unlike a rented space in a mobile home park, a home here sells with its lot, which is why listings show them as mobile or manufactured homes on land. That makes Oak Forest a way to own a home and its land behind a gate in the City of Westlake Village for well under $1 million.

Listings report an association fee of $299 in 2020, $325 in 2022 and 2023, and $418 from 2024. Ask for the budget, the reserve study, the CC&Rs and the rules on replacing or adding to a home, and what the fee covers for the gate, streets and common areas.

The City of Westlake Village is in the Las Virgenes Unified School District, not Conejo Valley Unified like North Ranch. Confirm the assigned schools for a specific address with the district.

Fourteen homes sold in the two years through September 2026, from $372,500 to $1,110,000, with a median of $799,500. The top sales were newer homes: $1,110,000 for a 2020 home on Sherwood Drive in April 2026 and $891,025 for a 1998 home on Little John Lane in August 2025. Most of the original 1970s homes sold between $550,000 and $820,000. In mid-September 2026, three homes were listed between $739,000 and $999,900.

Oak Forest is the lowest-priced gated community in Westlake Village. Northgate, the gated 1980 townhomes on the Thousand Oaks side, had a median of $862,500. Westlake Pointe and Westlake Cove, gated attached communities nearby, trade around $1.35 million on few sales. Summer Shores, open attached homes nearby, had a median of about $690,000.

For an older manufactured home, check the roof, the skirting and tie-downs, the plumbing and any additions, and confirm that additions were permitted. Ask whether the home is on a permanent foundation and how it is titled. For a replacement home, get the installation and permit records.
