The Upson Tract is the oldest section of Lake Sherwood: a small group of lots on Lake Sherwood Drive near Potrero Road, where some of the first lake cabins went up in the 1920s and 1930s. It is in unincorporated Ventura County. With so few homes, sales are very rare.

The tract
Lake Sherwood was a small lake community for decades before the country club and gated neighborhoods were built around it. The Upson Tract, subdivided in the 1920s, is its oldest section. Some original cabins remain; others have been replaced.
Owning here
The lake association
There is no neighborhood association. Homes belong to the Lake Sherwood lake association, which manages the private lake. Ask for its current dues and rules in escrow.
Schools
Upson is in the Conejo Valley Unified School District. Listings show Westlake Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
What to check
A home from the 1930s may have original foundations, wiring and plumbing, and additions made over decades may not have permits. Ventura County handles permits here. A thorough inspection and a survey are worth doing.

Recent sales
Sales are rare. None closed through the MLS between October 2024 and September 2026. In May 2024 a 777-square-foot two-bedroom cabin built in 1932, on about 15,900 square feet, sold for $909,000.
How it compares
Thistleberry, on the hillside above the west end of the lake, is the other older section, with more homes and more frequent sales. The lakeside homes on Lake Sherwood Drive are larger and much more expensive.
