Clubview

Clubview was built in 1981, one of the first North Ranch communities around the country club. Its two streets run along the edge of the course, and units facing the fairways sell for more than interior units. Membership in the country club is separate.

No plan sheets are on file. The sales record shows plans of about 1,804 and 1,942 square feet with two or three bedrooms, and about 2,173 to 2,267 square feet with three bedrooms, mostly on multiple levels.

The association maintains the building exteriors, roofs, grounds and guest parking. Dues have risen from about $600 a month to $820 on the 2026 sales. Ask for the budget, the reserve study and the master insurance policy.

Clubview is in the Conejo Valley Unified School District. Listings show Westlake Hills Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.

Lakeview Canyon Road runs south to the 101 in a few minutes, past Westlake High School.

Original panels, windows and HVAC may be due. Multi-level plans mean stairs throughout. Units along the course should be checked for stray-ball damage.

7 townhomes sold between March 2025 and September 2026, from $995,000 to $1,289,000, with a median of $1,100,000. Condition and position on the course made most of the difference: the same 2,267-square-foot unit on North View Drive sold for $1,025,000 in December 2025 and $1,289,000 in August 2026.

Fairgreen, also on the course, has slightly larger townhomes from the same era. Braemar Townhomes, at the east end of North Ranch, is gated and less expensive. Clubview puts a townhome on the golf course.
