Northgate is a gated community of about 100 townhomes built in 1980 off North Valley Drive, on the Thousand Oaks side of Westlake Village. Most units are two-story, three-bedroom plans of about 1,950 to 2,100 square feet. Recent sales have run from $780,000 to $960,000, which makes Northgate one of the least expensive ways into a gated community in Westlake Village.

Floor plans and sizes
The plans in Northgate range from about 1,400 to 2,250 square feet. The two sizes that come up most in recent sales are 1,949 and 2,099 square feet, both two-story plans with three bedrooms and two and a half baths. There is also a smaller single-story layout: a two-bedroom of 1,423 square feet on Stoneriver Court sold in 2025.
How Northgate came to be
Northgate went up in 1980 as one tract of about 100 townhomes behind a single gate, on four short streets off North Valley Drive. The homes have been in place for more than 45 years, and it remains one of the few places in Westlake Village where a gated home sells for under $1 million.

HOA dues and what they cover
Dues have gone from $550 in 2022 and 2023 to $650 in 2024 and $695 on the 2025 and 2026 sales. At a townhome association like this one, the fee usually pays for the gate, the common grounds, parts of the building exteriors and a master insurance policy. The association’s budget, reserve study and CC&Rs spell out exactly what Northgate’s covers.
Schools
Northgate is inside the City of Thousand Oaks and the Conejo Valley Unified School District. Schools are assigned by address, and the district’s locator lists them for any unit.
What to look at in a 1980 townhome
At this age, plumbing, windows and roofs are the big items. The association’s minutes and reserve study show what has already been replaced and whether a special assessment is coming. If you may rent the unit out, read the rental rules before you buy.

Five homes sold in the two years through September 2026: $780,000 in November 2024, $960,000 in January 2025, $799,000 in June 2025 (the single-story two-bedroom), $875,000 in September 2025 and $850,000 in February 2026. The median was $850,000.
Prices peaked in 2022, when a unit on Arroyo Oaks Drive sold for $1,135,000, and have been flat to lower since, while the dues have gone up.
