It came at the end of the late-1980s wave that produced Masters Series, Crescent Oaks and Whitehawk nearby, and it is one of the few gated streets of that era in North Ranch.

County records show houses from 3,422 to 5,580 square feet: two at 3,833, most between 4,200 and 4,800, and the largest, on Brighton Court, at 5,580. Lots run from about 0.39 to 0.88 acre. The 2026 lease listing on Castlebridge Court describes a four-bedroom, five-bath house of 4,311 square feet.

The courts sit behind a gate with an association of their own. Recent listings do not report the fee. Ask for the budget, the CC&Rs and the rules on guest access in the disclosure package.

North Ranch is inside the City of Thousand Oaks and the Conejo Valley Unified School District, with Westlake Village 91362 addresses. School assignments are set by address, so confirm the elementary, middle and high school for a specific house with the district locator before you rely on them.

With no MLS sale in the last two years, the best price reads come from the other enclaves around the club. Emerald Forest, with larger houses north of Kanan Road, sold at $4,995,000 in August 2025. Country Club Estates, the guard-gated community, had a median of about $5.4 million over the same two years. Masters Series and Fairway Oaks, the open tracts beside the course, had medians near $1.8 million. A Fairway Estates house would likely price between those, depending on size, condition and the view of the fairway.

The 2026 listing at 1687 Castlebridge Court was offered for lease at $14,750 to $15,750 a month for a four-bedroom, 4,311-square-foot house. One listing is not a rental market, but it shows what a large house on the course asks.

Fairway Estates is the mid-sized option among the gated enclaves around the North Ranch Country Club: larger houses than Masters Series or Ben Johnson Fairway, smaller than Emerald Forest or Island Forest, and without the guard gate or the dues of Country Club Estates. Buyers who want a gate and a golf-course lot without a $5 million budget usually compare it with the Signature Collection and Island Forest.

Houses from 1990 are now 35 years old, so ask about the roof, the plumbing and the original windows, and check the permit history of any remodel. Golf-course lots can carry errant-ball exposure; walk the yard during play. With 16 houses and few listings, many sales happen quietly, so tell an agent who works North Ranch what you are looking for.
