The Meadows is a North Ranch tract of 35 large homes on Aldercreek Place, Wild Sage Court and Cloverleaf Street, near North Westlake Boulevard and Larkfield Avenue. County records put the homes at about 3,700 to 5,900 square feet on lots of about half an acre, built in the late 1980s. Sales are rare. It is in the City of Thousand Oaks with Westlake Village addresses.

The homes
The Meadows is one recorded tract of 35 large late-1980s homes on half-acre lots, on the west side of North Ranch near the older custom streets. Aldercreek Place holds most of the homes.
The association
Dues are low, $116 a quarter on the 2023 sale. The North Ranch Country Club is a separate private membership.
Schools
The Meadows is in the Conejo Valley Unified School District. Listings show Westlake Hills Elementary, Colina Middle School and Westlake High School; confirm the assignment for a specific address with the district.
What to check in a late-1980s home
Original HVAC systems, water heaters and pool equipment are due or already replaced. Check tile-roof underlayment, and on larger lots, drainage and slopes.

Recent sales
Sales are rare. None closed through the MLS between October 2024 and September 2026. In September 2023 a 5,933-square-foot four-bedroom on Aldercreek Place, built in 1988, sold for $3,450,000. On the nearby North Ranch custom streets, homes of 4,000 to 5,500 square feet sold for about $3,000,000 to $4,650,000 in the last two years.
How it compares
The North Ranch custom streets have a wider range of homes on similar lots. Whitehawk and Crescent Oaks, at the east end of North Ranch, are other late-1980s tracts at lower prices.
