County records show 16 houses from 4,572 to 7,446 square feet; all but two are over 5,500. Lots run from 1.0 to 3.2 acres, and seven are over 1.4 acres. Listings report five or six bedrooms and six to eight baths, and several are single story, including the 2025 sale at 1805 Miller Ranch Drive.

The Estates at North Ranch is a gated community of 16 estates off Miller Ranch Drive and Upper Ranch Road, built as new construction from 2019 to 2023. It is the most recent new-home community in North Ranch and one of the few in North Ranch where every house sits on an acre or more.

The developer is not confirmed in any source Gary Jacobs has been able to verify. Most listings report fire sprinklers.

Every listing describes the community as gated. The association fee was reported at $574 in 2020 and $688 from 2023 to 2025. Ask for the budget, the CC&Rs, the architectural rules and the gate arrangements in the disclosure package.

North Ranch is inside the City of Thousand Oaks and the Conejo Valley Unified School District, with Westlake Village 91362 addresses. School assignments are set by address, so confirm the elementary, middle and high school for a specific house with the district locator before you rely on them.

Sixteen sales have closed since 2020, from $5,026,000 for 2020 Upper Ranch Road to $8,000,000 for 1714 Miller Ranch Drive, the largest house at 7,446 square feet. The median is about $5,770,000. Houses listed in 2020 and 2021 all sold between $5.0 and $5.7 million; sales of houses listed since 2022 have run from $5.5 to $8.0 million.

One house shows the change directly: 1695 Miller Ranch Drive sold for $5,571,626 when new and for $6,500,000 in July 2024. The most recent sale, 1805 Miller Ranch Drive, closed at $7,495,000 in May 2025, about $1,167 a square foot.

The Estates at North Ranch sits between North Ranch’s older custom streets and Country Club Estates. North Ranch Custom had a median of about $3.3 million over the two years through September 2026, for older houses on smaller lots. High Country, the open estate tract on the ridge, about $3.8 million. Country Club Estates, guard-gated with lots up to ten acres, about $5.4 million. The Estates is the choice for a newer house on an acre behind a gate, without the guard-gate dues.

These are young houses, but still worth a full inspection: check the drainage and grading on hillside lots, the solar and battery systems if present, and whether any builder warranty remains and transfers. With 16 houses and about one sale a year, recent prices vary with size, lot and single-story layout, so compare house by house rather than by the median.
