The Estates at North Ranch is the newest gated neighborhood in North Ranch: about 16 homes built from 2019 to 2023 on Miller Ranch Drive, north of Fairgreen and Kanan Road. The homes are about 5,500 to 7,500 square feet, several of them single-story, on lots of about one to two acres. It is in the City of Thousand Oaks with Westlake Village addresses.

The neighborhood
The homes
The Estates at North Ranch was built from 2019 to 2023 on one of the last open parcels in North Ranch, north of Kanan Road. Miller Ranch Drive runs through it, behind a gate. The homes are new construction on lots of an acre or more, with five or six bedrooms; several are single-story.
The association
The association maintains the gate, the private street and common areas. Listings show $688 on the 2023–2025 sales. Ask for the billing period, the budget and the CC&Rs.
Schools
The Estates at North Ranch is in the Conejo Valley Unified School District. Confirm the assignment for a specific address with the district.
What to check
These are new homes, so ask about warranty coverage and permits for any work since completion. On large hillside lots, check drainage and brush clearance, and get an insurance quote early.

How it compares
Country Club Estates has larger lots and more homes behind a staffed gate, generally at somewhat lower prices for older homes. The North Ranch custom streets have older custom homes for much less. The Estates at North Ranch is the only new-construction gated neighborhood in North Ranch.
