Lake Balboa
Lake Balboa is a residential part of the City of Los Angeles in the central San Fernando Valley, between Van Nuys, Encino, Reseda and North Hills. It takes its name from the lake in Anthony C. Beilenson Park, in the Sepulveda Basin.
Most homes are 1950s ranch houses on fairly level lots, which draws buyers looking for a single-family home in the middle of the Valley. Prices are often below nearby Encino and Sherman Oaks.
The Sepulveda Basin Recreation Area, with the lake, sports fields, bike paths and the spring cherry blossoms, is a big part of daily life here. Birmingham Community Charter High School is on Victory Boulevard.
The area was long thought of as part of Van Nuys, and some older records still use that name. Many homes have been remodeled, and pools are common.

Absorption rate shows how fast homes are selling. It takes the homes for sale today and divides them by the number of homes that sold per month over the last 12 months.
The answer is how many months it would take to sell every home on the market if no new listings came up. Under about 4 months usually means a seller’s market, 4 to 6 months is balanced, and over 6 months favors buyers.
Right now about 33% of the homes for sale in Lake Balboa are selling each month.
