The homes
The houses
Cameo was built in 1964 with a mix of one- and two-story plans, which sets it apart from the nearly all single-story Casa Conejo next door. The two-story plans run about 1,950 to 2,200 square feet, with four bedrooms upstairs. Lots are nearly all the same size, about 7,800 square feet.
Nellie Court
The houses on Nellie Court and the adjoining part of Michael Drive are a separate, later tract of about 20 houses on larger lots. They are included here because they sit inside the Cameo streets.

No association
No association fee shows on sales of these houses. City of Thousand Oaks rules govern changes.
Schools
Cameo is in the Conejo Valley Unified School District. The closest campuses are Sequoia Middle School (under a quarter mile), Walnut Elementary School (about 0.7 mile) and Newbury Park High School (about 1 mile). Attendance is set by address, so confirm the assignment with the district.
What to check
The houses are about 62 years old. Original roofs, windows and heating and air systems are likely replaced or due. Check permits for additions.

i
Absorption rate shows how fast homes are selling. It takes the homes for sale today and divides them by the number of homes that sold per month over the last 24 months.
The answer is how many months it would take to sell every home on the market if no new listings came up. Under about 3 months usually means a seller’s market, 3 to 6 months is balanced, and over 6 months favors buyers.
Right now about 15% of the homes for sale in Cameo are selling each month.
