The history of Canyon Cove: how the tract was built

Oak Park is an unincorporated community of Ventura County, and it was built out as a sequence of tracts from the late 1960s to the early 2000s under the county’s planning. Metropolitan Development Corporation bought the ranch land in the 1960s and the first houses went up on the valley floor in the late 1960s; the Municipal Advisory Council formed in 1975 and persuaded the county to cut the planned build-out from 26,000 residents to about 15,000, and the community seceded from Simi Valley Unified to form its own school district in 1977. The tracts of the 1980s and 1990s filled the slopes on either side of Kanan Road, and the last of them, above Deerhill Road, were finished in 2002.

Canyon Cove was built in 1994 and 1995 on the last flat ground at the southwest corner of the community, where Lindero Canyon Road crosses Lindero Creek at the Westlake Village line. The county records show about 78 parcels inside the outline; a secondary source counts about 74 and describes the homes as side-by-side duplexes, each sharing one wall, which it calls the only community of its kind in Oak Park. The MLS files the sales as Canyon Cove, and the developer is not named in any source Gary Jacobs has been able to verify.

The top is $1,130,000 on Concerto Drive in July 2026 for the four-bedroom, $1,100,000 on Rhapsody Drive in May 2024 for the three-bedroom and $1,050,000 on Rhapsody Drive in June 2024; the bottom is $1,005,000 on Concerto Drive in June 2024 for a four-bedroom. Two of the four sales are three-bedrooms and two are four-bedrooms. A secondary source describes high ceilings and larger yards than Oak Park’s other attached communities, which is what a one-shared-wall plan makes possible.
